GARDNER Gardner Community Action Committee has finished building a new clothing pantry at 294 Pleasant St., which was part of a project by a local Scouting America Eagle Scout. In addi- tion to clothing, the pantry will provide toiletries and personal care items for community members. GRAFTON In their Feb. 25 meeting, members of the Graon Economic Develop- ment Commission discussed ongoing efforts to market commercial develop- ment sites in town, including parcels along Westboro Road near Route 122. Officials said the area has infrastructure and zoning capable of supporting large commercial or life sciences facilities as the Town of Graon works to attract new employers. HUDSON Online car retailer Carvana has purchased the former Colonial Dodge Chrysler Jeep in Hudson and has received a Class I motor vehicle dealer license from the Hudson Select Board to sell new and used vehicles at the dealership at 24 Coolidge St. e 4.4-acre property contains a 23,134-square-foot building and 112 parking spaces. 65 Main St Partners LLC of Worces- ter, an entity affiliated with Freedom Management of Worcester, purchased a property featuring a 12,388-square-foot, mixed-use building 65-67 Main St. for $4.5 million from Ironwood Realty of Bolton. Carl Christie and Dan McGee of Hunneman in Boston served as the listing brokers for this transaction. LEOMINSTER Dillis & Roy Civil Design Group, based in Lunenburg, presented a site plan application to the Leominster Planning Board to renovate the build- ing at 26 Union St. into a single-family home and construct five residential duplex buildings to be rented. e pro- posal received positive feedback from community members and is pending formal review. LUNENBURG SupplyOne of Pennsylvania signed a new lease for 150,374 square feet of industrial space at 475 Leominster Shirley Road from Berkeley Partners of California. Edward Jarosz, Rick Schuhwerk, Allie Percoco, and Michael Malinconico of Newmark in Boston served as leasing representatives for this transaction. MILFORD Alpine Place LLC of Franklin is seek- ing a special permit from the Town of Milford to utilize 225 West St. in Milford as a contractor's yard, including the con- struction of a two-story, 7,200-square- foot building with 15 parking spaces. Operating as Miller's Los, the building features five one-bedroom units and three studios above ground- floor retail space at 329 Main St. e first-floor retail space includes Tikki Tikki Chinese Restaurant, Backdoor Ink Tattoo Studio, and adult entertainment store Flirtatious. "When it comes to renovating downtown, each property is like a piece of a puzzle, and each owner fills their certain piece of the puzzle to make sure we have a unified redevelopment of downtown. If one piece isn't working, the whole puzzle falls apart," Pelletier said. "e key to downtown is that each partner is working together towards a common goal, and that's really what's been the success of Fitchburg's redevelopment." e building dates to before 1900, and Pelletier said the upstairs space had once been used as offices but had been abandoned for a number of years. e space now features wood floors, walls featuring original brick accents, and in- building washers and dryers. Miller's Los is one building over from 347 Main St., a building featuring Power Surge Bar Arcade and upper- floor apartments. e Power Surge building is owned by developer Paul Tocci, who has announced plans to convert a nearby office building at 280- 288 Main St. into 35 apartments. All of this is helping move the revitalization of Downtown Fitchburg forward, Pelletier said. e $440,000 in funding from the state's Housing Development Incentive Program and a five-year tax increment exemption agreement from the City of Fitchburg allowed Pelletier's project to be financially viable, he said. e TIE agreement allows for a 100% exemption for the residential portions of the building for the first three years, meaning the property will continue to be taxed as if its assessed value had not been impacted by the improvements made to the building. e property will have a 75% exemption the remaining two years, according to video of the June 2024 Fitchburg City Council meeting where the exemption was approved. Pelletier is the president and founder of Pelletier Properties in Leominster and resides in Westminster. e project is part of his other firm, P. Props Development. He hopes to begin marketing the apartments soon as work at the site wraps up, with asking rents ranging from $1,400-$1,600 per month. Pelletier purchased the site for $320,000 in 2022, according to Worcester Northern Registry of Deeds records. e property has a 2026 assessment of $485,500, according to City of Fitchburg property records.
