The project, which consists of townhouse-style units, is being proposed by West Hartford-based Tecca Ventures LLC. The property, at 140-142 Still Road, is owned by Bottom of the Ninth LLC. The site is mostly undevel- oped wooded land. Tecca Ventures is controlled by David Raisner and Ronald Webber, who also developed the Gledhill Estates — 15 upper-tier, single-family homes in West Hartford. CONTRIBUTED BEACON FALLS A Beacon Falls apartment complex listed on the National Register of Historic Places has sold for $32 million. The eight-building, 185-unit Beacon Mill Village, at 2 N. Main St., sold in late April. The property, located on 8 acres along the Route 8 corridor, was formerly a historic mill that was converted to apartments in 1988, according to Institutional Property Advisors (IPA), a division of Marcus & Millichap, which brokered the deal. The property retains its original condominium ownership structure, but is operated as a 100% market-rate apartment community, IPA said. The buyers included two separate LLCs with offices located in Brooklyn, New York: Beacon Mill Holdings LLC, which purchased an 84.6% stake; and Beacon Mill Holdings II LLC, which bought a 15.38% stake, according to land records. Both LLCs are controlled by principal Shlomo Tajerstein, land records show. The seller was Shelton-based Navarino Capital Management. The property was formerly home to the Home Woolen Co., a maker of woolens and rubber products. It now includes loft and townhome-style apart- ment homes with original brick exteriors, high ceilings, exposed brick interior walls and heavy timber beams, according to IPA. The average unit size is 809 square feet. Community amenities include a swimming pool, fitness center and sauna. IPA's Victor Nolletti, Eric Pentore and Wes Klockner represented the seller, and procured the buyer. WINDSOR Windsor's Day Hill Road corridor could get another recreational sports facility with a proposed new pickleball center. Partners Frank DeMarinis and Jeffrey Morneau, of 20 Day Hill Road LLC, are seeking a zoning exception from the town's Planning and Zoning Commission to operate a recreational pickleball facility at 20 Day Hill Road. If granted, Massachusetts-based Sage Engi- neering would build a two-story, 15,600-square- foot indoor pickleball facility with 13 courts and a small reception area. Morneau and DeMarnis recently purchased the roughly 5 acres of vacant land at 20 Day Hill Road. MIDDLETOWN A nationally-renowned tattoo artist is looking to open a tattoo and body piercing parlor in downtown Middletown. Holli and Alexander Strobel, of Goldtooth Tattoo Co. LLC, plan to open an 1,100-square-foot, first-floor storefront at 466 Main St., in a building owned by New Haven-based YSL Holdings. Holli Strobel, a Middletown native, has appeared in two seasons of the Paramount Network's reality television competition show "Ink Master." The couple started Goldtooth Tattoo Co. two years ago and are looking to establish a perma- nent business in "the freshly revitalized city." "We feel we can add to the vibrancy and cultural growth of Middletown's famous Main Street, with a modern, clean and artistically focused tattoo studio," the applicants said.
