Contact him at evan@brodergroup.com. $25M industrial building development planned for Southington site A local development team is seeking land use permits for a vacant parcel in Southington that they plan to sell for a future industrial warehouse project. Mark Lovley and Jason Manafort, principals of Technology Industrial Park LLC, in 2021 bought a 53-acre vacant parcel at 53 Spring St., for $550,000. They are seeking local zoning approval for a 283,000-square-foot industrial warehouse that will be built by Pennsylvania-based Johnson Develop- ment Associates Inc. Once land use approvals are in place, the national real estate developer would purchase the property for an undisclosed amount, Lovley said. The $20 million to $25 million industrial facility will be built on spec, or without a tenant secured, and could be subdivided for up to four tenants, Lovley said. Tenants would include industrial storage and distribu- tion operations, but no manufacturing, he said. A proposed industrial building at 53 Spring St., Southington. BRISTOL A developer has won approval to build a market rate senior housing complex in Bristol, near the Plainville border, with more than 70 apartments for residents 55 and older. Eastwood Meadows LLC proposed an age-re- stricted development at 385 Camp St., containing 74 units on more than 6.3 acres of mostly wooded, undeveloped land. Camp Street is a main artery in town, located partially in Bristol and Plainville. The three-story building would be 102,520 square feet, containing 74 two-bedroom apartments. The zoning commission approved the site plan at its May meeting. Eastwood Meadows bought the property in early 2023 for an undisclosed sum from Gloria Dei Evangelical Lutheran Church Inc. HARTFORD The Capital Region Development Authority is working to help local businesses estab- lish a business improvement district for the Parkville neighborhood. Modeled after the downtown Hartford Busi- ness Improvement District, a new Parkville organization could levy an additional tax on properties in the district to fund improvements, events and marketing efforts. It could also own property, apply for grants and lobby for more support for the area. Proponents, including prominent developer Carlos Mouta, have asked the CRDA to help orga- nize and establish the district, which would include business properties, not single-family houses. Mouta said properties in the district would likely see an additional $1 or $2 per $1,000 in assessed value on their tax bills, with the addi- tional funds supporting area improvements. HARTFORD The Capital Region Development Author- ity's opposition last year helped scuttle a proposal for a cannabis retail shop in the former Blind Pig Pizza Co. space at 89 Arch St., in downtown Hartford. Now, the development agency is moving to purchase the 3,780-square-foot building nestled next to a corner of the Front Street entertainment district. The agency has proposed to buy the property for redevelopment for no more than $650,000. It was put up for sale in late 2021, shortly after the Blind Pig Pizza Co. closed. There was no listing price. FARMINGTON Simsbury-based Bulwark LLC has gained approval to build a 79,200-square-foot self- storage facility at 8120 and 8122 Colt Highway in Farmington, also known as Route 6. One of two business partners, Matthew Morris of Simsbury, applied for a special permit that would allow for construction of a four-story self- storage building on two parcels that total 4.99 acres. The project was approved June 12. The moderately wooded property is now owned by Los Angeles-based Wilshire Insur- ance Enterprises Inc. Morris and business partner David Pulley have an agreement to acquire the land.
