Newmark Knight Frank, a commercial real estate advisory firm with local offices in Boston, brokered the sale. e site, called the Campus at Marlborough, includes offices for ExaGrid, a data storage firm, in addition to Hologic, a medical device maker with nearly $3.4 billion in annual revenue last year. e roughly 530,000-square- foot complex was built in 1999 and includes space spread between four interconnected buildings. In total, the site is 76% leased to five tenants, according to Newmark Knight Frank. e 121-acre property has been approved for 650,000 square feet of additional development, according to Hines. e deal prices the office complex at $124 per square foot. e site last sold in 2002 for just under $58 million, according to city property records. Greatland lists only one other office building in its portfolio, a 68,000-square-foot site it bought in 2019 at 1040 and 1050 Waltham St. in Lexington. Hines' portfolio includes adjacent office buildings on Boylston Street in Boston, among dozens across the world. e firm is building a 51-story mixed-use tower atop Boston's South Station. Office building near downtown Marlborough sells for $3.5M A 35,000-square-foot office building on Route 20 in Marlborough has sold for nearly $3.5 million. e buyer is an unnamed local private investor, according to Greater Boston Commercial Properties, a Northborough real estate agency that brokered the transaction. A limited liability corporation that bought the property in a deal closed May 1 is registered to the site's address at 221 Boston Post Road East, without additional information available from the Massachusetts Secretary of State's Office. e seller, John Martin of Falmouth, according to the Middlesex Registry of Deeds, bought the building in 1988, Greater Boston Commercial Properties said. e building, which stands on a busy corridor east of downtown Marlborough, stands on 2.3 acres and was last assessed by the City of Marlborough at $2.7 million. Tenants include American Energy Management and Personal Physical erapy.
