Ivy Woods LLC sold the property at 86 Buff Cap Road to Connecticut-based Detail Management, according to exclusive bro- ker Northeast Private Client Group. Built in 2005, Ivy Woods sits on 28 acres. Catering mainly to UConn staff and students, unit amenities include pri- vate patios and balconies, washer/dryer hookups, and central air conditioning. 450 Church St. listed The asking price has been lowered 13 percent on the 32,144-square-foot build- ing in downtown Hartford once used for meatpacking, the listing broker says. Owner Lindsay Rutka, of Pocket Properties, has reduced the price of 450 Church St. by $254,000, to $1,695,000, said West Hartford broker NAI Elite LLC. According to NAI Elite, the building was last used by cured and smoked-meat packer Smith & Co. around the 1920s. Today, its tenants include Afford-A- Bail Bail Bondsman and Sabia Taiman Law Offices. Approximately 60 percent of its space is vacant but would be suitable as a res- taurant venue with a rooftop patio, down- town community center, industrial-style apartment space, among other uses. $50K Manchester price cut The 13,034-square-foot Manchester industrial-warehouse building on the mar- ket since late last year has undergone a $50,000 price cut, to $745,000, brokers say. As previously reported, the 29-year-old building, with 2,300 square feet of offices, two dock doors and one drive-in door, sits on 1.22 acres at 23 Sanrico Drive, accord- ing to listing broker Sentry Commercial. Last fall, a 41,000-square-foot industri- al building at 118 Sanrico Drive that swim- ming-pool equipment retailer NAMCO used as a warehouse drew a $1.375 mil- lion sale price from buyer Sanrico RP Realty LLP. Summit's Wallingford space Summit Technical Services has leased 1,700 square feet for its Wallingford tempo- rary technical-staffing office, brokers say. Landmark of Wallingford Inc. owns 1062 Barnes Road, said tenant broker Pearce Real Estate. True Realty represented the landlord. Summit, which plans to relocate from its Cheshire office at 1157 Highland Ave., provides mechanical, electrical, soft- ware and manufacturing engineers and computer-aided designers and draft- ers to high-technology and engineering companies. Southington space available Nearly a third of the 120,000 square feet in a Southington industrial building is available for lease, brokers say. There is 45,000 square feet available at 74 Spring St., just off Queen Street/ Route 72, at $4.75 per square foot, accord- ing to listing broker Reno Properties Group LLC. n Deal Watch wants to hear from you.
