T he Worcester Center Galleria, locat- ed in downtown, was a two-level shopping mall, complete with carpeting, that opened in 1971. Part of the Worcester Center urban-renewal proj- ect, the mall connected the two then- new office towers on Front Street. The retail-office complex proved to be a good investment and was successful for about 20 years until it closed following a series of store vacancies. Sold for about $30.4 million, the mall reopened in 1994 as the Worcester Common Fashion Outlets and closed in 2006. The proper- ty's owners, Cigna Investments, sold the 22-acre site to Berkeley Investments at the urging of then-mayor Tim Murray. The sale opened the door for the mixed-use CitySquare development, a $565-million public/private commercial real estate project. The mall itself met with the wrecking ball in 2011 after a demolition ceremony led by Gov. Deval Patrick and his then-lieutenant gover- nor, Murray. In 2012, the city extended Front Street, resulting in a seamless connection between downtown and Shrewsbury Street — and created Mercantile Street. Another key result: a reconnection of the east and west sides of the city. Unum Group and Saint Vincent Hospital's Cancer and Wellness Center now stand at either end of what remains of one of the former mall's two parking garages. There are now plans for a 150-room hotel, 350 units of market-rate housing, 15,000 square feet of retail space and 580 spaces of underground parking. Upon completion, CitySquare is pro- jected to create more than 2.2 million square feet of commercial, medical, retail, entertainment and residential space.
