Berkeley Partners purchased 30 Bearfoot Road in Northborough for $18.27 million on Sept. 2 and 840 Donald Lynch Blvd. in Marlborough for $18.13 million on Sept. 3, accord- ing to the Middlesex South Registry of Deeds and the Worcester District Registry of Deeds. Both sites were purchased from Texas-based real estate firm McCord Development. e property at 840 Donald Lynch Blvd. contains a roughly 58,965-square-foot facility utilized by Northborough-based man- ufacturer Aspen Aerogels as a research-and-development facility. Prior to its redevelopment into an R&D site in 2022, the site housed a Sports Authority and Old Navy locations. McCord originally purchased the site for $7 million in 2021, accord- ing to city of Marlborough property records. e seven-acre property received a 2026 assessment of $6.93 million. e property at 30 Bearfoot Road is a 65,198-square-foot light manu- facturing facility utilized by dental device manufacturer Solmetex, according to that firm's website. Mc- Cord originally purchased the site for about $3.4 million in 2020. e nine- acre site received a 2026 assessment of $6.97 million, according to Town of Northborough property records. Boston-based CBRE served as the listing brokerage firm for both transactions. Berkeley's latest purchases in Central Massachusetts build upon a local port- folio that includes a 45,829-square-foot flex building in Marlborough the firm bought in June for $10 million. e firm owns the Brigham Business Park in Marlborough and a 58,000-square- foot warehouse building in the Devens Business Park, according to real estate data firm CoStar.
