FRAMINGHAM Law firm lease Boston law firm Salerno & Demoga leased 2,066 square feet of office space at 1101 Worcester Road from Jewell Insurance Agency of Framingham. LEOMINSTER Retroactive approval Contractor Nicholas Lucena received retroactive Leominster Planning Board approval during the board's June 22 meeting for a previously built commercial building at 1341 Central St., along with three zoning waivers. e board signed off on a narrowed 16-foot drive aisle, parking within the front-yard setback, and a landscaping plan not stamped by a licensed landscape architect, aer departments reviewed fire access, lighting and stormwater compliance for the site. e site is home to Lucena Construction. NATICK Japanese restaurant JXCS Natick Corp., doing busi- ness as Tsuru, received unanimous approval for an all-alcohol-on-premise license at the Natick Select Board during its July 8 meeting. e Japanese restaurant will have 68 seats inside and 31 seats outside at 45 East Central St. Owner Jack Sy says he expects the restaurant to open this fall. NORTHBOROUGH Office plaza sold 386 WMN LLC, a Southbor- ough-based entity managed by Ankur Rustgi, Siddharth Parmar, Sanjay Rustogi, and Jasbir Saini, purchased a property at 386 West Main St. featuring a 24,352 square-foot office plaza for $3.07 million from Pendle- ton Square Realty Trust of Worcester. SOUTHBOROUGH Monkee smoothies e Southborough Select Board voted 5-0 at a July 10 meeting to ap- prove a common victualler license for Healthy Shakes LLC, doing business as Fresh Monkee, clearing the way for the smoothie shop to open at 132 Turnpike Road. e new Southbor- ough store will join existing Fresh Monkee locations in Westborough and Worcester. Headquartered in Con- necticut, Fresh Monkee focuses on healthy protein shakes and smoothies. WORCESTER CAVA, First Watch locations approved e Worcester Planning Board approved site plans for a new three-building restaurant and re- tail development at 278 Grove St., 4 Brookfield St. and 4 Powers Court, replacing a 2.1-acre gravel lot where older industrial structures were demolished. e project is being de- veloped by Stonegate Development of Natick and includes two full-service restaurants totaling about 6,300 square feet, plus a 10,800-square-foot multi- tenant retail building at the rear, with a mix of restaurant and office uses under consideration. e site will include locations for Washington, D.C.-based Mediterranean chain CAVA and Florida-based breakfast and lunch cafe chain First Watch. Brazilian beer and wine e Worcester License Commis- sion voted 3-0 on June 25 to approve a new off-premise beer and wine license for Vitoria Meat Market at 141 East Central St., with commissioners citing the market's Brazilian specialty focus and neighborhood growth in finding the application met the city's standard for new licenses. e business plans on selling Brazilian beer and wine brands. e approval came over an objection from nearby East Side Discount Liquors, with East Side's owner and attorney arguing there was no need for another nearby license. REAL ESTATE INSIDER | B R I E F S BY ERIC CASEY WBJ Managing Editor R estaurant Depot is looking to open a 50,000-square-foot wholesale warehouse in the Worcester Business Development Corp.'s GreenTech Park, the first tenant announced for the former Saint-Gobain campus redevelopment project. e Worcester Planning Board approved a site plan during its July 15 meeting for the project, according to video of the hearing. e location would be Restaurant Depot's second Central Massachusetts location, joining a wholesale warehouse in Milford. Headquartered in Whitestone, New York, Restaurant Depot only sells products to members who are foodservice, deli, or nonprofit organizations. e fact the business won't be open to the general public allows it to operate in GreenTech Park, as wholesaling is considered a business use that complies with the site's Manufacturing General 1 zoning. e Restaurant Depot location is slated for a 4.4-acre site in the industrial park, adjacent to I-190 and bordered by Stores Street and Frontage Road. Plans for the site call for 171 parking spaces and five loading bays. Separately, the application details plans by WBDC to modify and widen New Bond Street, Stores Street, and C Street as part of roadway and infrastructure improvements to accommodate bicycle and pedestrian traffic. Roberta Brien, executive vice president at WBDC, said at the meeting new public streets in GreenTech Park will allow local residents to travel through the area in ways that weren't possible while the Saint-Gobain site was in operation. e project will still require approvals from the Worcester Conservation Commission. Joshua Lee Smith of Worcester- based Bowditch & Dewey is representing Restaurant Depot for this project. e announcement of the new Restaurant Depot site comes as restaurant supply giant Sysco has announced plans to acquire the company for $29.1 billion, according to Food & Wine.
