RMS previ- ously developed The Pennant apart- ments and helped convert the former Hartford Hilton into a mixed-use residential and hotel property. South Windsor A 16-acre development site in South Windsor approved for a nearly 200,000-square-foot warehouse has been listed for sale. Florida-based Altatwo Realty Co. is marketing the property at 250 Rye St. after spending two months seeking a tenant. The site is approved for a 198,735-square-foot warehouse. Sentry Commercial President Mark Duclos said listing the property for sale expands the pool of potential interest beyond warehouse users to include developers. Site work is expected to begin shortly, while vertical construction will await a buyer or tenant. The project includes approvals for 40 trailer spaces, 20 loading docks and a freight rail spur. Windsor Locks East Granby builder Lawrence Pelletier is proposing a 41-home devel- opment in Windsor Locks that he says will target first-time homebuyers with prices starting around $460,000. Pelletier is seeking approval for the project on a 15.9-acre property at 177 Old County Road. The development would feature Colonial-style homes ranging from 1,360 to 1,530 square feet, each with three bedrooms, two-and-a-half bathrooms and a full basement. Pelletier said he hopes to begin site work this fall and start home construc- tion next spring. Newington Principals of Newington-based Lynn Welding have purchased an industrial building in Newington for $1.28 million. Holland Drive LLC, controlled by Lynn Welding Vice President Darius Kania and Operations Manager Ibrahim Ibrahim, acquired the 10,170-square-foot building at 16 Holland Drive. Lynn Welding provides welding and machining services to the aerospace, defense, nuclear, industrial and medical sectors. The building, constructed in 1989, sits on 1.04 acres and is located a short distance from Lynn Welding's main Newington facility. North Haven New Haven-based Harvest Beverage Group has leased 20,000 square feet of industrial space in North Haven as part of an expansion, according to commercial real estate brokerage O,R&L Commercial. Harvest signed the lease at 1 Corporate Drive, a 40,424-square-foot industrial building. The company manufactures cold-pressed juices, smoothies and other beverage and food products under its JUISI brand and for third-party customers. O,R&L Commercial's Sam Crampton brokered the deal. Norwich The former Three Rivers nursing home property in Norwich has been sold for $1.05 million, according to city land records. The 10.06-acre property at 60 Crouch Ave., which includes a 32,963-square-foot former nursing home building, was purchased May 4 by 10 Star Realty LLC, a New York company whose principals are Jency John, Jamie John and Amy Abraham. The seller was Norwich Senior Realty LLC, controlled by New Jersey resi- dents Shimshon and Martha Fisher. The facility has been vacant since 2020, when state health officials ordered residents removed following a COVID-19 outbreak and findings of significant deficiencies related to patient care. Marketing materials highlighted the property's residential redevelopment potential. South Windsor South Windsor officials have approved plans for an indoor youth cricket and multi-sport training facility in an existing industrial building at 140 Commerce Way. Gani Ganisshan plans to convert about 8,000 square feet into a facility featuring cricket training lanes, fielding and conditioning areas, along with space for baseball drills, pickleball and badminton. The proposal also includes outdoor cricket practice cages for seasonal use. The property is owned by William St Holdings LLC, which purchased the building in 2022 for $836,000. Ridgefield Principals of Stamford-based Riko's Pizza have purchased a Ridgefield restaurant property for $1.5 million where the growing chain plans to open its next location. According to land records, 955 Ethan Allen LLC, controlled by Riko's executives Luigi Cardillo and Robert Furnari, acquired the 4,003-square-foot building at 955 Ethan Allen Highway in early May. Riko's announced in March that it plans to open its 13th restaurant at the Ridgefield site.
