Photo | CoStar SIMSBURY The Silverman Group has expanded plans for a major housing redevelopment on the former Hart- ford Insurance campus in Simsbury, with a revised proposal now calling for about 689 residential units at 200 Hopmeadow St. The updated plans for "The Ridge at Talcott Mountain South" include a mix of apartments, duplexes and single-family homes across a 177-acre property that once housed a 600,000-square-foot office complex demolished in 2016. The revised plan increases the unit count from about 669 previously proposed. MILFORD Milford-based equipment finance company Somerset Capital Group has purchased an office building at 40 Armory Lane for $2 million and plans to replace it with a new headquarters. The company acquired the 8,912-square-foot, one-story office building in February, according to property records. CEO Evan Bokor said Somerset plans to demolish the existing structure and construct a 14,000-square-foot, three-story head- quarters on the 0.75-acre site. The project received unanimous approval from the city's Planning and Zoning Commission in January. Somerset is currently based in a Milford office building located at 612 Wheelers Farm Road. WALLINGFORD A Dallas-based real estate invest- ment firm headed by Yoav Rubinstein has sold three Wallingford office and industrial properties over the past two months for nearly $10 million combined. In March, two neighboring Village Lane properties — a 31,850-square- foot warehouse and office building at 23-27 Village Lane, and a 26,734-square-foot office building at 29-33 Village Lane — sold for $7.18 million to a limited liability company tied to the Peter Niro III Revocable Trust of Haddam. Separately, Rubinstein in April sold a 29,864-square-foot office building at 1 Barnes Industrial Park Road for $2.6 million to an LLC headed by Wallingford businessman Christo- pher Cerrito, president of Cerrito's Auto Sales. CROMWELL A 123-room hotel in Cromwell has sold for $17 million. The SpringHill Suites by Marriott at 76 Berlin Road was acquired on May 1 by a limited liability company headed by Milin and Monita Patel of Longmeadow, Massachusetts, and Jyotiben Patel of East Haven. Ajesh B. Patel, of East Parsippany, New Jersey, signed the deed on behalf of the seller, AVA Realty Cromwell LLP. Built in 2020 on a 1-acre property, the four-story hotel offers guest suites with separate sleeping, working and living areas. The sale follows another SpringHill Suites transaction in Connecticut earlier this year, when an 80-room hotel in Waterford sold for $8.74 million. The three-story office and R&D property at 14 Research Drive sits on about 40 acres and is being marketed by Scalzo Commercial & New Development as a redevelopment opportunity. Built in 1995, the campus includes a cafeteria and fitness center. The property is zoned for office, laboratory and light industrial uses, though marketing materials also tout potential multifamily or senior housing redevelopment opportunities.
