The project, led by a joint venture of Avery Capital, Greenview Equities and Continental Properties, will retain two existing office buildings while adding seven apartment buildings and a 150-unit age-restricted complex. Plans also include open space amenities and more than 1,500 parking spaces. WETHERSFIELD A New York-based developer wants to build a 44-unit apartment project on a roughly 1.8-acre site at 648 Russell Road in Wethersfield. Great Neck, New York-based real estate firm Star City LLC has submitted a pre-application outlining a 3.5-story building with 31 one-bed- room and 13 two-bedroom units, along with more than 70 parking spaces. The proposal is in an early stage and does not constitute a formal application. The developer said the site's limited visibility from the Berlin Turnpike makes it less viable for retail and better suited for housing. STAMFORD A 196,860-square-foot medical office building in Stamford has sold for $71 million, according to city land records. Chicago-based Remedy Medical Properties said it purchased the three- story property at 260 Long Ridge Road. The seller was prominent Stam- ford real estate firm Building and Land Technology. The sale came about seven months after Stamford Health signed a major 66,000-square-foot lease in the building for medical and office space. The building was 81% leased at the time of the sale, and Yale New Haven Health/Greenwich Hospital is also a tenant, according to Remedy. BETHEL An Albania-born grocer plans to open the fifth location of his Euro Grocery chain — and fourth in Connecticut. Jamm Real Estate LLC, controlled by Dritan Lionini, expects to open the 7,500-square-foot Euro Grocery store at 16 Stony Hill Road in Bethel within a month, following approval from the town's Planning and Zoning Commission. The store will sell prepackaged foods imported from Mediterranean countries, including Greece, Italy and the Balkans, Lionini said. The Bethel location follows earlier openings in Rocky Hill (2017), Water- bury (2020), Orange (2021) and a Massachusetts location in 2024. Lionini, 40, who moved to the U.S. about 13 years ago, said the expansion is driven by demand from ethnic communities. MANCHESTER A manufacturer of high-speed data transmission cables has expanded its footprint in Manchester with a $3.1 million industrial property purchase. A limited liability company headed by NetSource President Thor Swanson in late March acquired the 55,950-square- foot, 1974-vintage light-industrial building on 4.6 acres at 90 Progress Drive. The property was sold by Discount Trophy & Co. Inc. The building sits adjacent to NetSource's existing 56,000-square-foot headquarters facility at 260 Progress Drive. The buyer obtained a $2.48 million mortgage from Windsor Federal Bank secured by the property. WEST HARTFORD Udolf Properties, a privately held real estate firm, said it has acquired a CVS-anchored commercial building on Farmington Avenue in West Hartford for $2.8 million. The firm has purchased 1240 Farm- ington Ave., a 13,630-square-foot retail building located in what is known as the Sunset Triangle, a commercial hub in the center of West Hartford. The seller was Stonemeadow Realty LLC, which is controlled by John S. Stout. The property is anchored by CVS phar- macy and Kitchen Plate restaurant.
