CLINTON Stanley Black & Decker has sold a long-vacant 162,443-square-foot warehouse in Clinton for $200,000. The New Britain-based toolmaker sold the property at 140 Knollwood Drive to an LLC headed by Alan Neri, of Clinton, and Wayne Neri, of Westbrook. The 1962-built facility sits on 37.3 acres and includes loading docks and drive-in doors. The site is undergoing environ- mental remediation, with Stanley continuing cleanup and the buyer waiving certain future claims tied to contamination. WASHINGTON A Florida-based real estate invest- ment firm has acquired the property housing the Mayflower Inn & Spa in Washington for $5.3 million, according to land records. Fort Lauderdale-based DoveHill said it purchased the 35-room property on 58 acres at 118 Woodbury Road, which includes a 20,000-square-foot spa, two restau- rants and landscaped grounds. Auberge Collection, which manages the property, will continue in that role under the new owner- ship. DoveHill said it plans to make improvements while maintaining the property's existing character. NEWINGTON A developer has submitted early plans to convert a 5-acre residential parcel in Newington into an industrial site for three buildings totaling nearly 30,000 square feet. The applicant, Tunxis Road LLC, led by Kevin Sisti, is targeting 180 Carr Ave., part of a larger 11.65-acre property that extends into New Britain, where land is already zoned industrial. Concept plans show two 10,000-square-foot industrial buildings and one 9,250-square-foot structure. The proposal is in a pre-application stage. Potential tenants are unknown. MIDDLETOWN A 50,000-square-foot warehouse, office and showroom facility has been proposed for 1345 Newfield St. in Middletown, according to plans filed with the city. The project, described as the "Winnair Distribution Center," is being advanced by Wholesalers Property Co. LLC, whose prin- cipal is Bill Tolliver of Ohio-based Winsupply, a distributor of residen- tial and commercial construction and industrial supplies. The development would include 41 parking spaces and related site improvements, including lighting, drainage and grading. The plans didn't specify a user for the building. SIMSBURY A 7,050-square-foot car wash has been proposed for a 1.08-acre parcel at 10 Dorset Crossing in Simsbury, according to site plans filed with the town. The project, branded as "Diamond Sparkle Carwash," would include automatic wash tunnels, self-ser- vice bays, detailing areas and vacuum stations. The development is part of a modification to the broader Dorset Crossing mixed-use project. Plans also call for an office, equipment room and on-site parking. San Juan Center proposes 19-unit Hartford apartment project S an Juan Center Inc., a Hartford-based nonprofit, is proposing a 19-unit apartment building at the corner of Albany Avenue and High Street, according to city planning documents. The project, known as "Pocito Dulce," would combine four properties — 275 High St. and 1391, 1409 and 1411 Main St. — into a single development site. Plans call for a four-story, 21,700-square-foot building. An existing structure at 275 High St. would be demolished.
