Fresh from that project, Mastway has started construction of a 32-unit apart- ment complex in Gardiner, at the corner of Summer Street and Route 201, within a short walk of downtown. The Gardiner apartments, to be known as Iron Heights, will be offered to residents earning no more than 60% of the area median income, which for one individual in Kennebec County equals $36,720. Mastway Development is led by Matt Morrill and based in Hallowell. The Gardiner property was part of the former T.W. Dick steel manufacturing site. After a brownfields remediation, Morrill bought the property from the city for $90,000 and broke ground in April. "The Iron Heights development is a great addition to our downtown," Melissa Lindley, economic development director for Gardiner, told Mainebiz. "We do not have any other large-scale, new-build housing projects under construction right now, but there are housing developments in discussions or in the early planning phase." Augusta-based Lajoie Brothers construction company is the project's builder, which is targeted for completion by the middle of 2026. CONSTRUCTION NEWS FROM AROUND THE STATE f Portland-based Barrett Made is trans- forming a former blueberry field behind 94 Ocean House Road in Cape Eliza- beth into an 18-unit condo develop- ment. Rob Barrett purchased the 11-acre parcel from the Bothel family for $1.5 million in December 2024. He's broken ground on the first phase of the development and is pre-selling for occupancy in spring 2026. Prices range from $1.4 million to $1.75 million. f GreenMars, a Portland-based devel- oper, is wrapping construction on 21 standalone condominiums at 196 McKeen St. in Brunswick. Wilbur's Woods is an affordable complex, built for households with an annual income of $105,360. Homes are priced at $325,000. GreenMars partner Chris Marshall said the project's mission is "to bring back the starter home. We wanted to build what are essentially single-family homes in the most effi- cient way we could while making them beautiful and comfortable to live in." f Kara Wilbur's Rumford-based Door- yard LLC has under construction 18 affordable apartments near downtown Rumford, targeted for completion in November. The project, at 986 Pros- pect Ave., includes three multi-unit buildings designed to fit the scale of the surrounding neighborhood. The buildings are modular, built off-site by KBS Builders of South Paris. "This approach aligns with a broader trend across Maine, where towns are embracing more intentional develop- ment to meet housing demand, main- tain rural character, and make better use of public funds," Wilbur said.
