SPOTLIGHT ON: COMMERICAL 4,000 SF | Wallingford, CT SPOTLIGHT ON: AUTOMOTIVE Enfield approves 156-unit apartment building, first of two phases E nfield officials have cleared the way for the first phase of a major multifamily development along the Connecticut River, approving a 156-unit apartment building on a former industrial site. The project, led by Avon-based Honeycomb Real Estate Partners and Windsor-based Grava Properties, is planned for a 3.24-acre parcel at 33 North River St., once home to the Bigelow Carpet manufacturing facility. It marks the first of two phases that will ultimately yield more than 256 apartments. Enfield's Planning and Zoning Commission has approved the project, which is receiving a $4 million state grant for environ- mental remediation and a 12.5-year tax abatement from the town. The next big step, Honeycomb Managing Member Lewis Brown said, will be securing financial support from the Connecticut Municipal Development Authority (CMDA), a quasi-public body that supports high-density housing projects. Brown said he hopes to acquire the Bigelow property by late 2025 or early 2026, break ground this winter and complete the first building by summer 2027. Contributed Image TORRINGTON Dymax, a global maker of fast-curing materials and equipment, has renewed and extended its headquarters lease at 318 Indus- trial Lane in Torrington. Dymax said it has extended its headquarters lease through April 30, 2030, and secured a guaranteed five-year renewal option. The company said the lease renewal under- scores its commitment to Connecticut and provides stability for future expansion. DARIEN A Pennsylvania-based car dealership investor has bought two Land Rover properties in Darien for $18.5 million, town records show. Legacy Automotive Capital has acquired a 35,680-square-foot, two-story building at 1335 Boston Post Road for $11.6 million, and a 19,531-square-foot, two-story building at 90 Boston Post Road for $6.9 million. The seller was the Frank A. Miller Founda- tion Inc. of Greenwich Land Rover has agreed to lease both loca- tions through 2037, according to real estate services firm Cushman & Wakefield. Legacy Automotive purchased the proper- ties as an investment, according T.J. Doyle, the company's president. "Legacy has no plans for the properties, other than to own them as investments," Doyle said. SHELTON A hotel property hosting the 125-room Hampton Inn Shelton has sold for $17.5 million, according to the city's land records. Westport-based real estate investment firm V2 Capital Management has bought the six-story, 84,000-square-foot hotel property located at 695 Bridgeport Ave. The seller was 695 Bridgeport Hotel LLC, whose principal is not identified in state records. 695 Bridgeport Hotel LLC bought the property, which sits on 3.06 acres and was built in 1998, in 2022 for $10.5 million. According to its website, V2 Capital invests in hospitality properties in the Northeast valued between $10 million and $30 million. It focuses on distressed, value-add and stabi- lized properties, the firm said. ROCKY HILL The co-founders of a Wallingford-based music instruction school want to open a new location in Rocky Hill. John and Cathy McCarthy, owners of the Rock House School of Music, have submitted a project proposal to open a new learning center in a Rocky Hill commercial building at 1834 Silas Deane Highway. According to a description of the proposal, the music school would use 80% of the building, or 4,509 square feet. According to its website, Rock House School of Music offers in-person learning with online support tutorials. Since its founding in 1986, the school said it has served over 2.3 million students, according to its website. Its main Wallingford location is at 393 Center St. It also offers franchise opportunities and features a proprietary curriculum created by John McCarthy and his team of instructors.
