Atlas Capital presented a conceptual plan to the Planning and Zoning Commission in late June. According to the plan, the data center would be built on a 44.5 acre property at 132 Griffin Road North, which is off Route 189. The plan shows more than 900,000 square feet of data processing space with server halls, along with a 127,000-square-foot open air substation on a concrete pad. The 60-foot tall building would contain 5,500 square feet of office space, 8,700 square feet of storage space and a 6,818-square-foot loading facility. About 40 people would work in the building, and the plans show 42 parking spaces. A developer has proposed a data center on land at 132 Griffin Road North, in Bloomfield. COSTAR NEW HAVEN The city of New Haven is considering three new major development projects involving apartments and hotels. In one project, a Pennsylvania-based developer has proposed building a 150-room Residence Inn by Marriott on five adjacent parcels located at 421 George St., 134 Park St., 370 Crown St., 374 Crown St. and 130 Park St. The site currently consists of two empty buildings that would be demolished as part of the development. The developer is Pennsylvania-based The Penn Group of Cos., which says it has developed over 1 million square feet of real estate, including hotels, apartments, shopping centers, office buildings and other property types. In a separate project proposal, Brooklyn developer Ahron Rudich has proposed converting a 112-room hotel spread across eight buildings, at 3 Long Wharf Drive, into 112 apartments. The property is currently known as the New Haven Village Suites and offers trav- elers extended-stay accommodations. Rudich, through his New Haven Villages LLC, purchased the property in December for $15 million, city records show. Finally, the state has selected devel- opers to create a new transit-oriented, mixed-use community adjacent to New Haven's Union Station. The $316.1 million project will convert underused state-owned land at Union Station into a development anchored by two, 16-story towers housing 470 new apartments, including 118 affordable units. Gilbane Development Co. and MURAL Real Estate Partners have been selected to lead the project. In addition to the housing, the devel- opment will include 28,000 square feet of retail and commercial space, 26,000 square feet of residential amenities, and 294 parking spaces. The first phase of construction is scheduled to begin in late 2026 and be completed by early 2028. The second phase will start in August 2029, and wrap up by November 2031. STRATFORD Malyr, an English global logistics and fulfillment company, has opened a new U.S. headquarters in Stratford. The company specializes in ware- housing and distributing curated product collections — primarily in the beauty, cosmetics and lifestyle sectors — to influencers and media professionals. The company has signed a lease to occupy a 12,600-square-foot indus- trial building at 300 Hathaway Drive, according to Angel Commercial, a Fair- field broker who represented both parties in the deal.
