X I I ยง 2 J U N E 2 , 2 0 2 5 34 T he redevelopment of the Mercy Hospital State Street campus resulted in a high- density, mixed-income residential campus featuring 260 new apartments and nine new homes, a self-storage facility and several small retail spaces. It is considered an example of smart growth, with adaptive reuse of the historic hospital building, creation of outdoor public space in a shared common space and improvements to existing utility infrastructure. It offers a range of housing choice, including market rate, affordable and workforce, both for rent and for sale. e project included a traffic-man- agement plan to encourage and support alterna- tive forms of transportation. In addition, the redevelopment transformed surface parking into housing, recreated the street wall along Winter Street, reuniting parts of a neighborhood that had been divided when the hospital was built.
