HARTFORDBUSINESS.COM | APRIL 21, 2025 7 DE AL WATCH | BUYERS & SELLERS Developer proposes turning former CT Pepperidge Farm office/factory into 600-unit storage facility A New York-based developer has proposed partially converting a former 118,100-square-foot Pepperidge Farm office/factory on Norwalk's Westport Avenue into a 600-unit storage facility. The property has several buildings, including a large commercial prop- erty that was most recently used by Pepperidge Farm, until the company closed the office in 2023. The building, located on the west side of the property, includes 25,362 square feet of office space and 85,456 square feet of manufacturing space. TVG Partners wants to convert the larger manufacturing space into a three-story self-storage building and maintain the existing office space. TVG is under contract to buy the 6.53-acre property from Pepperidge Farm, which is owned by Campbell Soup Co. Campbell Soup closed the Norwalk location in 2023 as it consolidated operations to Camden, New Jersey. Pepperidge Farm still has a production facility in Bloomfield. PHOTO | COSTAR BERLIN A Vernon-based chimney cleaning company has purchased an office/flex building in Berlin, where it will relocate its headquarters. Spotless Chimney has purchased the 18,000-square-foot building at 124 White Oak Drive for $1.77 million, according to Luke Massirio and Jay Morris, of O,R&L Commercial LLC, which brokered the deal. The move is an upgrade and expan- sion for Spotless Chimney, which will be the building's anchor tenant, occupying over 13,000 square feet of space, O,R&L said. The remainder of the 1990-vintage building, which is situated on 3.05 acres just off the Berlin Turnpike, is leased to other tenants. The Berlin property last sold two years ago for $1.395 million, property records show. SIMSBURY A shuttered church property in Sims- bury has been sold for $750,000. Ieke and Mark Scully, of Simsbury, have bought the 8,213-square-foot building on 8.5 acres at 7 Wescott Road from the Shepard of the Hills Evangelical Lutheran Church, according to Bob Gaucher, a senior commercial specialist with O,R&L Commercial who brokered the deal. "Due to declining membership, the church decided to sell the property and merge their congregation with another church," O,R&L said. "Ieke and Mark Scully recognized that the church property had serviced the community well, and they purchased the property in hopes of finding a use that would continue to serve the community." It wasn't immediately clear what the Scullys might do with the property. The one-story church was built in 1970 and is assessed at $1.07 million, according to property records. DANBURY A Danbury retail building anchored by a Stop & Shop supermarket has sold for $16.7 million, according to the city clerk's office. The 60,254-square-foot building, at 44 Lake Ave. Ext., was purchased by NETSTREIT Corp., a Dallas- based publicly traded real estate investment company. NETSTREIT, according to its website, owns 686 retail buildings throughout the country, including two properties in Connecticut. The seller of the Danbury shopping plaza was Mill Plain Center Limited Partnership, which put the property up for sale in December.
