In other words, higher home prices — ushered in by the pandemic surge of newcomers in Maine — are here for the foreseeable future. "Luxury buyers are driving the market. Cash and high-end buyers are driving all the markets," Elise Kiely, a broker at Legacy Properties Sotheby's International Realty, said at the MEREDA conference. The most recent data from the Maine Association of Realtors backs that up. Maine's median sales price was $381,500 in February, the most recent month for which figures are available. That's down from last summer's peak, when the median price cracked the $400,000 level for the first time ever. But Maine's median sales price is up 6.5% from a year ago, outpacing the national gain of 3.7%. Maine's median home price is gaining on the national MSP, which was $402,500 in February.
