A limited liability company (JASCA LLC) controlled by Brian and Christopher Flood, partners at Middletown-based The Flood Law Firm LLC, recently paid $1.5 million for the 60,500-square-foot office building at 500 Winding Brook Dr., in Glastonbury. They plan to transform about half of the space into a modern, collaborative headquarters for The Flood Law Firm, according to Rachel Flood, the firm's director of operations. The remaining space will be leased to other tenants. The law firm will continue operating its other locations in Middle- town, Waterbury, Danbury and Bridgeport, Rachel Flood said. Buffalo-based M&T Bank was listed as the property's seller. According to town records, M&T Bank purchased the property this past September for $1.4 million. Anna Kocsondy, Mike Puzzo and John McCormick, of CBRE, represented the seller in the deal. M&T Bank completed a public auction/foreclosure of the property in September, and then sold the building in late December, McCormick said. PHOTO | COSTAR ROCKY HILL A team of investors led by Hart- ford-based real estate development company Staypoint Properties has paid $4 million for a Rocky Hill office building, with plans to transform the property into as many as 75 apartments. Hamden real estate investor Joseph Moruzzi in late December sold 1344- 1360 Silas Deane Highway to a group of investors headed by Staypoint. The 2.58-acre property hosts a five- story, 83,392-square-foot office building completed in 1984, and a 3,060-square- foot fast-food building housing a Wendy's restaurant, as well as a cellular communications tower. Moruzzi paid $6.89 million for the property in 2014. In early 2023, Rocky Hill officials signed off on Moruzzi's plan to convert portions of the building into 59 apartments, while preserving 17,330 square feet of office space. Staypoint Founder Joseph Sullo said he plans to ask the town to amend the approval to convert most of the building to multifamily use, resulting in 70 to 75 apartments. Sullo is the principal of a limited liability company that bought a 55% stake in 1344-1360 Silas Deane Highway. The remaining interest was split among three other LLCs whose principals include Gianni Zarrilli (10%), Salvatore Indome- nico (25%) and Rino Mozzicato (10%). Jay Morris and Robert Gaucher, of O,R&L Commercial, listed the property and secured the buyer. NORTH HAVEN A vacant North Haven office building that recently traded hands for $1.275 million is being eyed for a conversion to apartments, according to a broker involved in the deal. The three-floor, 20,000-square-foot office building at 23 Maiden Lane was sold on New Year's Eve, according to Stephen Press, of Hamden-based PRESS/ CUOZZO REALTORS, who represented the seller in the deal and procured the buyer. The building was vacant at the time of the sale. Press said the buyer plans to convert the building's upper floors to about 20 apartments, and maintain the first floor for commercial use. The buyer was Maiden Lane Properties LLC, which is controlled by VJ Singh, who lists a 23 Maiden Lane business address, and Steve Dostie, a Connecticut resident, state business records show. The seller was Eitz Zayis CT LLC, which is controlled by Rachel Elbaum, who lists a Monsey, New York business address, state records show. Elbaum bought the property in October 2021 for $1.65 million, town records show.
