Here's a list of recently sold luxury homes in Connecticut. TORRINGTON The new management of a Days Inn hotel in Torrington is promising a large-scale renovation following a recent $3.8 million sale of the property. "This is a big project, it's not just buying the hotel and running it," said Vaisakh Satheesh, the new general manager of the 50-unit Days Inn at 492 East Main St. "We are plan- ning to redo entire rooms with new painting and new furniture. This is a 37-year-old property (that hasn't) undergone any major renovations yet. The rooms need work to make the customers more comfortable." The two-story, 11,885-square-foot hotel is located just off Route 8. It was sold in November to Shrija LLC, which is controlled by principal Kinjal Shah, of Oceanside, New York. The seller — JJMN Group LLC, controlled by Jagdish Patel of East Haven — acquired the property for $2.4 million in 2007. Satheesh said the new owner was attracted to the hotel because the property enjoys steady revenue from construction workers assigned to area projects. It is one of only two budget options available locally, he said. CLINTON A 137-slip marina in Clinton has been sold by its owner, who also parted with a Glastonbury marina earlier this year. Royden Cooper, co-founder and CEO of Epum Marina Partners, in October sold the Clinton property at 79 Waterside Lane for $2.38 million to Waterside Lane LLC. Paul and Evan Cusson, of West- brook, are the principals of Waterside Lane LLC, state records show. The Cusson family owns Atlantic Outboard and Westbrook Marine Center. In 2022, they acquired Portland Boat Works in Portland, Conn., and Harbor One Marina in Old Saybrook. They could not be reached for comment. The marina sits next to the Clinton Town Beach. In August, Cooper also sold the 225-slip marina along the Connecticut River in south Glastonbury. He bought the Clinton marina for $3.75 million, and the Glastonbury marina for $2.8 million, both in 2021. VERNON A 24.3-acre lot in Vernon that has been approved for a multifamily development has been listed for sale. The property at 14 Hyde Ave., has been listed without an asking price. According to marketing materials, the land already has approvals for a 174-unit, market-rate apartment development with a mix of one- and two-bedroom units. Marketing materials also tout the property's location, which straddles the Tolland town line and is 18 minutes away from UConn's main Storrs campus, which has been facing a housing shortage. The property is owned by Hyde Park LLC, which is controlled by Manchester developer Richard P. Hayes Jr. and Patricia Faby. The property currently has a market value of $104,030, town records show. The listing broker is Brendon Mansaku (brendon@smrea.com), managing broker of SM Real Estate Advisors. STAMFORD A medical office building in Stam- ford has been sold for more than $19 million. The Holly Pond Plaza, at 1281 East Main St., was sold in November by Pittsburgh-based Boston HP LLC to AG-SC East Main Street Owner LLC for $19.1 million. CBRE represented the seller and procured the buyer. The building, managed by Faros Properties, was 100% leased at the time of the sale. The purchase was a joint venture between Sendero Capital and TPG Angelo Gordon, a credit and real estate investing platform within TPG, according to CBRE. Holly Pond is a 73,000-square- foot, multi-tenant outpatient medical building, home to three tenants. Summit Health, as Walgreens Boots Alliance, occupies roughly 50% of the building, along with Green- wich Hospital, as Yale New Haven Health, and Specialty Surgery Center of Connecticut. The medical office was built in 1981, and was previously sold for $14.25 million in 2007. The Days Inn hotel in Torrington, at 492 East Main St. PHOTO | COSTAR
