A limited liability company controlled by Bluewater has submitted wetlands applications to erect a multistory, 652,400-square-foot warehouse at the Waterbury/Naugatuck Industrial Park. The site would include 59 loading docks, 542 trailer locations and parking for 1,040 cars and six motorcycles. "I think it's a signal it's still moving forward," Waterbury Town Planner Robert Nerney said of the development. The city of Waterbury owns roughly 150 acres of the develop- ment site, which has been considered for several redevelopment concepts in recent decades that have failed to materialize. Bluewater introduced its warehouse proposal in 2022, originally pitching a plan to erect a building as large as 3 million square feet and employ up to 1,000 people. The city of Waterbury signed off on increasing building heights to a maximum of 130 feet to accommodate the project. Bluewater was initially given a deadline of last November to close on a $2.5 million land purchase agreement it had with the city of Waterbury and borough of Naugatuck, but that timeline was extended by a year. Now, Bluewater is on a November deadline to give notice of its intent to purchase the site. It must complete the deal by December. NEW HAVEN A city-based development company is planning a new multifamily apartment and townhouse complex for the Newhallville section of New Haven. The Glendower Group has submitted plans for a four-story, 71,600-square-foot building with 63 units at 201 Hazel St. The Glendower Group is the develop- ment arm of the New Haven Housing Authority. The city is listed as owner of the 1.5-acre, wooded parcel that runs adjacent to the Farmington Canal Trail and between Hazel and Ivy streets. The building, dubbed The Promenade, would have 22 one-bedroom units, 29 two-bedroom units, 10 three-bedroom units, eight of which would be two-story town- houses, and two, four-bedroom units. The complex would also have a fitness center, community room and bicycle storage. The architect for the project is Hart- ford-based Crosskey Architects. The development will be completed in one phase, starting in May 2025, and finishing by November 2026, according to the project application, which still needs city approval. NEWINGTON A Cromwell-based real estate developer recently purchased several adjacent properties on Kitts Lane in Newington with plans to build a housing development. Kitts Lane Apartments LLC and principal Pat Snow purchased 220, 226 and 244 Kitts Lane for $1.15 million. Snow, founder and senior developer for Premier Real Estate Services of Connecticut LLC, has an application into the town's Inland Wetlands Commission for a 44-unit development. The combined parcels make up a 6.24- acre project site that contains two single- family homes and some outbuildings, which would be demolished. GUILFORD A four-building Guilford shopping plaza anchored by a grocery store has been sold for more than $26 million. The Guilford Commons portfolio, which contains retail buildings along the busy Boston Post Road commercial stretch, was sold in August for $26.5 million by Ohio-based SITE Centers to Haverford Retail Partners of Pennsylvania. The properties include: two retail strips at 1919 Boston Post Road — one containing 63,100 square feet of space, which sold for $13 million, and another 48,700-square-foot retail strip that sold for $9.8 million; a 12,000-square-foot building at 1900 Boston Post Road sold for $2.6 million; and a 6,200-square-foot building at 1960 Boston Post Road sold for $1 million. The shopping center, set on 27.8 acres, has a total of 129,252 square feet of retail space and is anchored by The Fresh Market, with Ulta, DSW, Michael's, TJ Maxx and Old Navy as junior anchors.
