Spinnaker manages mixed-use, commercial and multifamily prop- erties throughout the U.S., and has completed more than $1.5 billion in acquisition and development projects over the past 70-plus years, according to its website. In Hartford, Spinnaker is leading the $67 million redevelopment of the former state Attorney General's office at 55 Elm St. The project, in its first phase, will create 160 new apartments and commercial space overlooking Bushnell Park. Spinnaker also has plans for ground-up construction of two new buildings at the site, for an additional 180 apartments. Earlier this year, Spinnaker paid $3.25 million for a parking lot at the corner of Capitol Avenue and Hudson Street that is seen as key to Hart- ford's efforts to build a new neighbor- hood south of Bushnell Park. The purchase sets the stage for the eventual redevelopment of the parcel in accordance with the city's Bushnell South master plan, which calls for more than 1,000 apartments, restaurants, and entertainment and public spaces. Throughout a career spanning nearly 40 years, Fowler has led Spinnaker in building more than 7,500 housing units nationally with concentrations in the northern suburbs of New York City, and in Portland, Oregon. Spinnaker's portfolio includes more than 4 million square feet of office, industrial, hotel and adaptive reuse projects. Spinnaker has also been a key devel- oper in New Haven with its multiphase, mixed-use multifamily complex The Audubon, part of which was completed in 2020. The project includes more than 6,000 square feet of retail and restaurant space and 269 apartments. Additional phases will add hundreds of more residential units. Spinnaker is also leading redevelop- ment of the former Coliseum site into a mixed-use, transit-oriented campus — known as Square 10 — that will add hundreds of apartment units and commercial space.
