Contact Us John McCormick Anna Kocsondy CT Lighting Centers' former Hartford HQ to get new use after $2.75M purchase A Hartford property that formerly housed Connecticut Lighting Centers' headquarters will eventually host a PC Hardwood Floors store following a $2.75 million sale in late March. Connecticut Lighting Centers sold the 18,920-square-foot retail building on 1 acre, at 160 Brainard Road, to a limited liability company controlled by Solomon Weiss, who heads PC Hardwood Floors. Rob Montesi, senior vice president of transactional services for Goman + York, said the property went on the market for lease after Connecticut Lighting consolidated space in three nearby locations into a single, large property on Murphy Road. Various would-be tenants considered the property over roughly 18 months, Montesi said. PC Hardwood considered a lease, but ultimately preferred to purchase the site for use as a new retail and wholesale location. PHOTO | COSTAR BLOOMFIELD A limited liability company tied to New York-based Beachworld Residential recently paid $63.65 million for an upscale, 215-unit Bloomfield apartment complex that was completed six years ago. The "Heirloom Flats" apartments, at 700 Bloomfield Ave., last sold in 2019 to RV VI Heirloom LLC for $61.5 million. That New York-based company lists Fergus Healy and AnnMarie Imparato as its principals, according to state business records. They recently sold the apartment building on 5 acres to BW Heirloom LLC, a Delaware company tied to Beachworld Residential. On its website, Beachworld describes itself as a "family-owned real estate company focused on development, acquisi- tion and management of multifamily assets." The company says it controls more than 16,000 multifamily units in Connecticut, New Jersey, Virginia, Georgia, Florida, Texas and Tennessee. WETHERSFIELD A commercial plaza that is under construc- tion in Wethersfield will feature a Starbucks with a drive-thru and Wingstop restaurant. The property at 1862 Berlin Turnpike, known as Atlas Commons, is owned by Sullo Investments LLC of Hartford and will have an 8,094-square-foot building with a new Starbucks as its anchor tenant. There are three other tenant spaces. One will be filled by national buffalo-style chicken wing restaurant Wingstop, which plans to occupy 1,607 square feet. There are two remaining spaces that are 1,892 and 3,868 square feet, respec- tively. They are being marketed for retail/medical use. The Berlin Turnpike property was previ- ously home to Atlas Tile, El Pollo Guapo and Pretty Pups and Mutts dog grooming salon. The current owner acquired the 1.5-acre property for $1.2 million in 2021, and razed the previous building to construct a new one. STRATFORD The new owners of a Stratford mixed-use property in the center of town plan to completely renovate the top two floors into all residential units. TLRS Properties LLC, of Stratford, and principal Terence G. Blake bought the building at 2399-2419 Main St., for $2.85 million from Jarvis Brothers LLC in mid-Feb- ruary, according to town land records. The three-story building contains 30,000 square feet of space, with three restaurants on the main floor and a mix of offices and apartments on the second and third floors. Blake said he specializes in building reha- bilitations with his sons, Ryan and Shawn Blake. He said they will do a complete overhaul of the boiler and other building systems, and a total conversion of the second- and third-floors into apartments. He anticipates about a $1 million invest- ment for the project, which will create all market rate one-, two-, and three-bedroom apartments that should be available to rent in about a year's time, Terence Blake said. There are three restaurants on the main floor that will not have to close since they are on separate operating systems. The building dates back to 1919, and last changed hands in 2000, when Jarvis Brothers bought it for $1.1 million.
