HARTFORDBUSINESS.COM | JANUARY 22, 2024 7 DEAL WATCH | BUYERS & SELLERS Subway's former HQ campus sells for $10M; warehouse redevelopment underway A Shelton-based developer recently paid $10 million for a three-building Milford campus formerly owned by Subway. Robert Scinto, president of R.D. Scinto Inc., plans to redevelop part of the site into a new warehouse, and renovate two buildings to lease to a growing local auto-parts company. Scinto in December purchased 325 Bic Drive, also known as 325 Sub Way, which was the former sand- wich franchise's 90,000-square-foot headquarters. In October, Subway relocated to a Shelton corporate office space. Scinto also bought a 36,400-square-foot building at 300 Bic Drive, and a 21,100-square-foot building at 336 Bic Drive, according to city land records. Scinto has city approval for a $20 million project that involves demolishing the largest building, 325 Bic Drive, and erecting a new 160,000-square-foot distribution center in its place. He will also renovate the office buildings at 330 and 336 Bic Drive. He plans to lease the three-building campus to Milford-based FCP Euro, an e-commerce auto-parts distributor. Demolition of the main Subway headquarters building has started, Scinto said, and he hopes to complete the warehouse by the end of 2024. 325 Sub Way, Milford. PHOTO | COSTAR WINDSOR LOCKS Utilities giant Eversource recently signed a long-term lease to occupy a 268,496-square- foot light industrial building in Windsor Locks. Eversource leased the entire warehouse at 140 Old County Circle as of Dec. 1, according to Jones Lang LaSalle Managing Director Shawn P. McMahon. JLL listed the property for about seven months, after prior tenant Serta Simmons Bedding declared bankruptcy, McMahon said. Eversource will use the Windsor Locks property to store electric system materials and support storm restoration efforts in northern Connecticut, the company said. Cushman & Wakefield represented Eversource. GLASTONBURY A limited liability company tied to West Springfield-based auto retailer Balise recently paid $5.53 million for a Glastonbury property anchored by a car wash. Balise paid more than three times the amount the property last fetched two years ago, when it was purchased by Greenwich-based BW Glastonbury RE LLC for $1.5 million. The 5,080-square-foot car wash building, which sits on 1.4 acres at 70 Oak St., was completed in 2020, town records show. Balise is a third-generation, family-owned company founded in 1919 that has grown from a small one-garage operation in western Massa- chusetts to 24 new- and used-car dealerships in Massachusetts, Connecticut and Rhode Island. It also operates Flash Car Wash, with nine locations in Connecticut. HARTFORD A vacant Hartford industrial property located in the North Meadows neighborhood has sold for $1.1 million and will be the new home of a local auto glass repair company. John Wisniewski, owner of Payless Auto Glass, on Dec. 22 purchased the 7,000-square- foot industrial building on 2 acres at 305 West Service Road, according to Colliers Interna- tional, which brokered the deal. The property, formerly home to a Whitey's Repair and Auto Body shop, was vacant at the time of the sale. Payless Auto Glass has about a half-dozen locations throughout Connecticut, Rhode Island and Massachusetts. It will be relocating its current Hartford location, at 521 Wethersfield Ave., to the newly acquired West Service Road property, according to Christian Dietz, a senior associate at Colliers who represented the buyer. Nicholas Morizio, also of Colliers, repre- sented the seller. EAST HARTFORD A nearly 4-acre property that has hosted Gengras Chevrolet in East Hartford recently sold for $4.9 million. The December property sale coincided with new ownership taking over the dealership, which has been renamed East Hartford Chev- rolet, an official said. The property, at 585 and 589 Connecticut Blvd., includes a 26,882-square-foot deal- ership building completed in 1970 and subsequently renovated. Gengras Motor Cars sold the property to a limited liability company controlled by Louis J. Wanat IV, of Glastonbury. Attempts to reach Gengras and Wanat were not successful. The deal represents the latest property sale for Gengras, a well-known, family-owned dealership franchise with operations throughout New England. A year ago, Gengras sold its East Hartford collision center, at 630 Tolland St., to Crash Champions, a national operator of collision repair centers. In 2022, Gengras sold another former East Hartford dealership property at 300 Connecticut Blvd. Home Sales Here's a list of recently sold luxury homes in Connecticut.
