HARTFORDBUSINESS.COM | NOVEMBER 13, 2023 9 DEAL WATCH | BUYERS & SELLERS East Hartford selects developer for Church Corners redevelopment project E ast Hartford has selected Parker Benjamin Inc. as its preferred developer for the Church Corners Inn historic redevelopment project. Town officials and members of the development team are working on drafting an agreement that would transfer ownership of the building, at 860 Main St., to Parker Benjamin for an undetermined cost. The Unionville-based firm would own, renovate and then operate the 24-unit apartment building with retail on the main floor. The apartments would be mostly market rate, with about 20% deemed affordable, according to the proposal. The project price tag is estimated to be $4.4 million, with Parker Benjamin using historic tax credits to get roughly 45% of the cost back. East Hartford Mayor Mike Walsh said Parker Benjamin stood out as the only developer that would save the 1913 structure, which is actually two buildings joined by a front facade. PHOTO | COSTAR CHESHIRE The owners of a Cheshire-based online retailer of guns, ammo and related gear recently sold a 12,118-square-foot industrial building in Cheshire for $1.3 million. Miodrag and Dajana Delmic, of Rocky Hill, sold the 21-year-old building at 30 Diana Court to Cheshire-based manufacturing company New Designz Inc. The Delmics own Cheshire-based e-commerce retailer Target Sports USA, among other busi- ness ventures. They have been active real estate investors in Connecticut in recent years, buying multiple office and industrial properties. The Delmics paid $1.1 million for 30 Diana Court in 2021. At the time, Miodrag Delmic said he planned to double the size of the building and use it for storage of retail stock. Reached via email, Miodrag Delmic said he no longer needs the storage and sold the building to "a very strong buyer" that previously eyed the property. According to its website, New Designz special- izes in CNC metal fabrication with expertise across multiple industries, including automotive, powersports, defense and other precision-de- manding sectors. NORWALK Norwalk Power has sold its former Norwalk Harbor Generating Station to New York City- based real estate development firm Argent Ventures, which plans to repurpose the defunct power plant property located along the Connecticut shoreline on Manresa Island. Norwalk Power is part of NRG Energy, an energy and home services company. Terms of the sale were not disclosed. The exact redevelopment plan is also uncer- tain at this time, but officials said they'd like it to preserve Manresa Island's natural beauty, while ideally incorporating clean energy projects and providing increased opportunities for waterfront access and storm resiliency. The 134-acre south Norwalk site includes a power plant that, before it was retired in 2013, employed hundreds of workers for over 60 years. SOUTHINGTON A Massachusetts commercial development company has purchased vacant property in Southington, where it plans to build a new hotel. Karm Properties and Mahavir Patel, of Lynn- field, bought the 10-acre, vacant property at 95 John Weichsel Crossing for $1.25 million. The project, estimated to cost between $10 million to $12 million, calls for a 50,000-square- foot, four-story, 122-room WoodSpring Suites hotel near Queen Street and I-84. The development comes with an approved seven-year tax abatement agreement. NORTH HAVEN A North Haven industrial building on Sackett Point Road has sold for $2.5 million. The 115,000-square-foot light industrial building also contains 50,000 square feet of office space. The main building dates back to 1974, with an addition built in 1982. The property sits on 13 acres at 400 Sackett Point Road in the town's industrial zone, and has an appraised value of $2 million. The buyer is Source One Realty Holdings LLC of Durham, and the seller was Mettler Realty LLC of North Haven. The building has been home to a metal-fin- ishing company and New England ReUse.
