8 HARTFORDBUSINESS.COM | APRIL 3, 2023 DEAL WATCH: BUYERS & SELLERS MANCHESTER A White Plains, New York family-owned real estate firm recently paid $3.25 million for a 2.2-acre Manchester property with a retail building anchored by a Petco store. A limited liability company tied to SRG2 Partners LLC bought 101 Hale Road from Avon- based Sard Realty I LLC in a sale recorded by the town on March 14. The property hosts a 21,764-square-foot concrete-and-cinder-block building erected in 1994, records show. The property had been part of a larger retail center but was carved off for sale after a medical cannabis retailer occupied the other retail building in the plaza. SRG2 Partners owns more than 60 office, retail and industrial properties in Massachusetts, Connecticut, New York, New Jersey, Pennsyl- vania and Florida, according to its website. Seth J. Richard and Laurie Ann Drinkwater of Marcus & Millichap were the listing brokers. ROCKY HILL & GLASTONBURY A New York-based developer of several proposed "attainable" apartment buildings around Connecticut said he will resubmit new plans for projects in Rocky Hill and Glastonbury after both applications were denied by those towns' Plan- ning and Zoning boards. Vessel RE Holdings LLC is looking to build a five-story apartment complex on vacant property at 2369 Main St. in Rocky Hill, with 30 one-bed- room units, nine of which would be rent-restricted for low- and moderate-income households. The Rocky Hill Planning and Zoning Commis- sion last month denied Vessel's application, citing concerns with traffic flow, lack of ameni- ties like sidewalks or greenspace, inadequate parking and electrical grid capabilities. Glastonbury Plan and Zoning officials also recently rejected a plan by Vessel RE Holdings LLC to build 48 apartments — 30% of which would be affordable — on a vacant lot at 51 Kreiger Lane. Neil Rubler, founder and CEO of Vessel, said his firm plans to submit new applications for both projects, but has not yet determined a timeline or which changes will be made. Vessel's approach is to build small, ener- gy-efficient apartments that are accessible to middle-income professionals like first responders, teachers and other residents who don't qualify for subsidized housing but for whom luxury or even market-rate rents are out of reach. ROCKY HILL A developer's plan to convert a Rocky Hill office building into a mixed-use residential complex has been approved. The Rocky Hill Planning and Zoning Commis- sion recently approved the site plan application by Hamden-based JMM Properties LLC and principal Joseph Moruzzi to convert his 2-acre parcel with a 50,000-square-foot building at 1344-1360 Silas Deane Highway into some office space and 59 apartments, 10% of which will be affordable. The developer, Diversified Unlimited LLC, will turn the upper parking deck and first two floors of the five-story building into a mix of studio, one- and two-bedroom apartments. The top floor will remain office space. NorthPoint proposes 521,886-sq.-ft. warehouse in Bloomfield A Missouri-based development company is proposing a 521,886-square-foot warehouse in Bloomfield on property that a construction company now uses for equipment storage and material stockpiling. NorthPoint Development LLC has applied for a special permit that would allow it to construct the warehouse, with 118 loading docks, 206 trailer parking spaces and 361 car parking spaces. It would sit along West Dudley Town Road, in the town's industrial section, on roughly 56 acres. Kansas City-based Northpoint submitted the application for a special permit on March 1. It previously received approval from the Inland Wetlands Commission. The property, 60-116 West Dudley Town Road, is owned by CT Valley Properties III LLC, an affiliate of Windsor-based Butler Company.
