HARTFORDBUSINESS.COM | March 6, 2023 9 DEAL WATCH | BUYERS & SELLERS A Southington-based developer is proposing a mixed-use apartment development with more than 100 units on an empty municipal lot in Bristol. Gino Carrier of Carrier Construction Inc. is looking to build the multiphase Center Square Village at 111 North Main St., between Center and Hope streets. The city-owned property is currently a parking lot, and Carrier said he would purchase the lot for an undisclosed sum if he gains project approval. His plans call for two buildings totaling 76,000 square feet, with 104 apartment units. The two buildings would contain 15,600 square feet of commercial space, 7,800 in each, the majority of which could be used for restaurants with outdoor dining space. All apartments will be market rate, with 46 one-bedroom units, 44 two-bedroom units and 14 three- bedroom units that will range in size from 680 square feet to 1,650 square feet. Manchester A 24,000-square-foot Manchester light industrial building targeted for redevelopment into a cannabis cultivation facility recently sold for $1.7 million. The concrete-and-cinder-block building on 2.8 acres at 84 Colonial Road was sold by Harbec Realty, of Columbia, to 84 Colonial Road LLC, of Suffield. The principals of Harbec Realty are Alan and Albert Harbec, who are also owners of HVAC, plumbing and fire protection company H.H.S. Mechanical, at 84 Colonial Road. David P. Murdock of Sentry Commercial was the listing broker. The sale follows the retirement of H.H.S. principal Alan Harbec, who ran the HVAC and plumbing side of the business. H.H.S. will continue to offer fire suppression systems under principal Albert Harbec, occupying a portion of the Colonial Road property through a lease with the new owner. The cannabis growing operation will use the remainder. Meriden The new owners of the former Miller Company property in Meriden will likely open a manufacturing operation, city officials said. The property at 99 Center St. and 275 Pratt St. was recently purchased by Jin CT 275 and principal Liangdong Jin, with business addresses in Stamford and Flushing, New York, from the Miller Company for $4.8 million. The former metals factory dates back to the mid-1880s and was a major employer for the city and surrounding towns for decades. It closed permanently in September 2021. Meriden Economic Development Director Joseph Feest said he and other city officials are in talks with the buyer's principals, who have expressed their intent to open a manufacturing operation on-site. Waterbury Less than a year after Waterbury's bustling Brass Mill Commons retail complex sold to a Long Island investor for $26 million, it's on the market again, this time with a $30-million asking price. Kohan Realty Group — owner of dozens of malls and shopping centers — bought the roughly 200,000-square-foot complex last April. It concurrently paid $18.9 million for the adjacent Brass Mill Center mall. While more than three times as large as Brass Mill Commons, the mall had been failing for years, shedding anchor tenants and drawing fewer and fewer visitors. The commons, by contrast, has thrived with anchor tenants including Dick's Sporting Goods, Ulta Beauty and T.J. Maxx.
