Hard Hat Tavern planned for Durham A local restaurateur has plans to open a fourth eatery in Durham aer closing on a property at 100 New Haven Road. e fully-equipped, 4,600-square- foot restaurant facility, set on 1.9 acres, was sold to Hard Hat Tavern LLC for $700,000. Owner John Acanfora will open a new eatery in the facility, which was recently renovated and is a long-estab- lished restaurant location in Durham. e restaurant has seating for 160 in the bar and two dining rooms, plus an outdoor patio area with another 48 seats. Acanfora also runs Hard Hat Cafés in North Haven and Wallingford, which serve American pub food in a tavern setting. He also operates Sam the Clam Grub & Pub in Southington, which has been a well-known seafood restaurant since 1991. Shelton group sells popular Ridgefield restaurant property A former Ridgefield restaurant and wine bar within a centrally located mixed-use property has sold for more than $3 million. Shelton-based Northeast Private Client Group sold the 1.93- acre property at 20 West Lane to a Norwalk-based group of restaurateurs. e property includes a 6-bedroom, 3.5-bath, single-family residence and the former Bernard's Restaurant and Sarah's Wine Bar. According to Northeast Senior Associate Rich Edwards, the new owners "envision a modern, colonial farmhouse and elegant, yet rustic, wine bar offering New American cuisine as well as tributes to some of Bernard's French classics." e facility will also host catering and events, including weddings. Edwards and Jeff Wright, along with Senior VP of Investments Brad Balletto and Associate Patrick Hegarty, represented the seller and procured the buyer for a mixed-use investment property. e seller was Sarah and Bernard Bouissou, and the buyer was Norwalk-based restaurateurs Dave Studwell and Rob Moss of Washington Prime and B.J. Lawless of BJ Ryan's Restaurant Group. Tribus beer property sold, brewery to remain A Milford property, occupied by a local brewery, has been sold for almost $1.5 million. Trumbull-based Best Buddies LLC and principal Howard Greenspan sold the property at 100 Raton Drive for $1.475 million to YDF CT Holdings LLC and principal David Freidus based out of Lawrence, N.Y. e deal was recorded Dec. 13. Built in 1987, the 15,000-square- foot building is home to the Tribus Beer Co. brewery, which will remain on a long-term lease to occupy the entire premises. Tribus opened in 2018 as Milford's first brewery and taproom. It features more than a dozen varieties of beers on tap and canned beer for purchase. e brewery also hosts events such as music, trivia nights and private events, and sells brand merchandise. JD Altobello and Mannie Greenspan of Trumbull-based Greenspan Realty represented the seller. Altobello procured the buyer. West Haven 7-11 sold for $13M A brand new 7-Eleven gas station and convenience store in West Haven has been sold for more than $13 million. Built in 2022, the facility at 458-480 Saw Mill Rd. was sold by Farmington- based 480 Saw Mill WH LLC, SSCS Partners LLC and principal Geoffrey W. Sager to Dallas, Texas-based 480 Saw Mill RD LLC and principals John Tsai and Steve Hoekstra for $13.7 million in a deal recorded Dec. 29, according to city land records. Construction on the property started in mid-2021 aer it had been sitting vacant for more than 15 years. e 3-acre property was the site of a former Staples store. e new 7-Eleven features a gas station with 24 pumps, and a convenience store with a Laredo Taco and Roost Chicken stand. e new store sits near the I-95 off- ramp along a busy city corridor just off the Boston Post Road, with visibility to more than 125,000 vehicles per day. Trumbull St. offices will become apartments A building that once housed law offices at 57 Trumbull St. will become a six-apartment complex under a site plan approved by the New Haven City Plan Commission. e conversion will result in two one-bedroom, three two-bedroom and one three-bedroom units – all to be rented at market rate. e facade of the historic red-brick building will remain unchanged and no parking will be provided on site. Located between Whitney Avenue and Lincoln Street, the building has about 6,000 square feet of floor area. Erected in 1900, the building was sold last year to 57 Trumbull Holdings for $800,000, according to city property records. Wolcott church will be ambulance HQ e former St. Maria Goretti church property in Wolcott will soon be the home of the town's Volunteer Ambu- lance Association. Owners St. Basil the Great Parish Corp. and Church of St. Maria Goretti have sold the 1300 Woodtick Road property to the town of Wolcott for $800,000. Plans call for four new ambulance garage bays in the rear of the building, and the rest of the building will become the new association headquarters and EMS training center. Administration and education opera- tions will be the first to relocate, allow- ing members to oversee construction, according to the association's website. e church has been dormant for years aer closing in 2017. Association Chief Bill Barratt said the process of acquiring the property started two years ago, and that the renovation should begin soon. e church, built in 1975, has more than 20,000 square feet of space and sits on nearly 10 acres. ere are two other buildings on the property, which were included in the sale. One residential-style building will likely be used as a simulation center for rescue drills. A pavilion on the property will also be utilized as needed. e property has a total appraised value of more than $2 million. Norwalk apartment building sold for almost $2.2M A Shelton-based real estate group has sold a multi-unit residential building in Norwalk for $2.195 million. e Apartments at Glenwood, a 10- unit building at 38-40 Glenwood Ave., Norwalk, was sold by Pak Holdings LLC, of Rhode Island, and principal Adam Kurzer, to New Haven-based Jay Glenwood LLC and principal Yoseph Katz for $2.195 million, according to city records. e building features eight 2-bed- room townhomes and two 1-bedroom apartments. New Xfinity store opens in Derby A new 1,580-square-foot Xfinity Store has opened in the ShopRite plaza at 49 Pershing Drive in Derby. ere are now nine Xfinity Stores throughout Connecticut, including the North Haven store that also serves New Haven County.
