One downtown Hartford apartment development launched in January, two more on deck A nticipated conversions of three former government buildings in Hartford into hundreds of new apartments are expected to get into full swing shortly as developers finalize financing and purchase buildings. A partnership between Wonder Works' Daniel Klaynberg and brothers Matthew, Evan and Dean Levy began a conversion of a former city office building at 525 Main St. into 42 apartments in early January, after acquiring the building from the city in late December. The partners expect to acquire a shuttered firehouse at 275 Pearl St. in February, then immediately begin redeveloping it into 35 apartments. Spinnaker Real Estate Partners' long-anticipated redevelop- ment of a massive former state office building at 55 Elm St. into 164 apartments is expected to begin in spring. EAST HARTFORD The Simon Konover Co. has approached East Hartford officials with tentative plans for a 130-unit apartment development near the Connecticut River. The West Hartford-based real estate investor and developer has owned the 35.2-acre property at 341 East River Drive for decades, originally eyeing it as space for office development. Newton C. Brainard, Simon Konover's vice president of acquisitions and develop- ment confirmed Simon Konover's interest in a multifamily development on the site. The company sees continuing demand for apartments in Greater Hartford and is encouraged by "a bit of a renaissance" in East Hartford, particularly its riverfront. Brainard cautioned Konover has months of work ahead vetting the devel- opment before it determines if the project is possible. GLASTONBURY Glastonbury officials approved plans for the town to purchase a 10.86-acre office- building property that is being considered for an affordable housing redevelopment. The Glastonbury Town Council on Jan. 24 approved the purchase of 50-55 Nye Road, which currently houses two office buildings. The property is at the end of a cul-de-sac, and the town owns some land adjacent to it. According to a report from Glastonbury Town Manager Richard Johnson, the original purchase price of $3.4 million has been reduced to $3.15 million. In the long term, the town has eyed the property as a potential space to create new affordable housing units, which town officials have said is needed in Glastonbury. VERNON A 38,692-square-foot retail plaza in Vernon that long housed the Ladd & Hall furniture store recently sold for $910,000. The furniture store closed in 2020 and longtime proprietor and local business pillar Peter Olson died the following year. Courthouse Plaza of Rockville Centre LLC — whose principal is listed as Peter F. Olson — sold the eight-unit retail building on nearly 3.4 acres at 20 East Main St., to The Rockville Center LLC, of Watertown. The buyer's principal is Normand J. Laliberte Jr., of Middlebury. He is also prin- cipal of Watertown-based Union Flooring Installations, a national commercial flooring contractor. Laliberte said he plans extensive renovations to the half-vacant plaza in the Rockville section of Vernon. In the spring, Laliberte said, he will begin to put on a new roof and update the building facade. In the meantime, he will market the vacant space. "That is my specialty," said Lalib- erte, 61. "I buy buildings in a little rough shape and transform them into a long-term investment."
