Lakhotia has pursued several office-to-apartment conversions in New Britain over the past year, quickly making him a key figure in efforts to revitalize the downtown area. "We want to create a downtown vibe in New Britain with new people and new shops and restau- rants," Lakhotia told the Hartford Business Journal. "With all of that it will be a new downtown in a few years." Lakhotia plans to add two floors to the 48,475-square-foot brick building at 102 West Main St. He has already completed interior demolition and is working with engineers to finalize plans and permitting for strengthening the building foundation. He hopes to begin foundation work in February and be ready to rent new apart- ments about a year later. Plans call for restaurant space on the first floor, augmented by a rooftop bar. Twenty percent of the apartments will be affordable. WINDSOR A recently built Windsor industrial complex has sold for $57 million. Indiana-based developer Scannell Properties sold two buildings at 1190 Kennedy Road and 451 Hayden Station Road to Massachusetts-based commercial real estate investor Northbridge, said Scannell Director of Development Daniel Madrigal. Scannell broke ground on the $50-million project in November 2021, and "substantial completion" was achieved about a year later. The buildings, which offer a combined 491,810 square feet of space on 40.8 acres, will be occupied by LifeScience Logistics, which signed a 10-year lease. Scannell purchased the property on which the complex is built from centu- ries-old farming company O.J. Thrall Inc., for $6.7 million. Scannell built the complex "on spec," or without a committed tenant in place, but had "above average interest" from prospective tenants and secured Life- Science Logistics early in the construc- tion process, Madrigal said. SOUTHINGTON An 83-room Holiday Inn hotel in Southington recently sold for $10 million. Narayan Hotel LLC and Mosaic Hotel Management LLC sold the Holiday Inn Cheshire at 64 Knotter Drive to Stam- ford-based Ishi Inc. in a $10-million deal, town records show. The 45,180-square-foot hotel on 2.4 acres previously sold in 2017 for $4.55 million, records show. Narayan and Mosaic both list Mitesh Patel, of North Andover, Massachu- setts, as principal. Both also list the Londonderry, New Hampshire address of the Sleep Inn Manchester Airport hotel as their mailing address. The buyer's principals are Saroj Mahapatra and Manoj Mahapatra, who share an address in Stamford. VERNON A 44,260-square-foot nursing home in Vernon recently sold for $6.1 million. Fox Hill RE LLC sold the nursing facility on 5.2 acres at 1253 Hartford Turnpike to Fox Hill Propco LLC. The building was originally constructed in 1966. Fox Hill Propco traces to New Jersey- based Complete Care, a provider of short-term rehabilitation and long-term care. The company already ran four nursing homes in Connecticut prior to its acquisition of the Vernon facility. Complete Care CEO Sam Stein said the company has recently acquired two additional nursing homes in Windsor, for a total of seven in Connecticut.
