Built in 1932, the home's stone ex- terior is surrounded by mature shade trees and a circular driveway, with large terraces in the front and back. Situated on 0.96 acres, the home features an open, first-floor layout with hardwood floors, large spaces for entertaining, and includes a formal living room, dining room and bar. ere is also a den filled with built-in book- shelves and a fireplace, breakfast room and pantry/office area. e large kitchen with a subzero refrigerator, extra sinks and erma- dor gas range would appeal to both the home cook and professional chef, Newcomb noted. A wrought-iron staircase leads to the home's second floor, which features five bedrooms and 4.5 baths. ere is a large primary suite, tons of storage and bedrooms with en suite bathrooms and rooms near the back staircase that could lend themselves to becoming a private suite or au pair area. A walk-up attic, as well as the large basement, offers more storage. Other features include a newer commer- cial-grade furnace, security system and irrigation system. "e home has really good karma," Newcomb said. "e open layout has an incredibly good flow, which leads to the backyard and its lovely landscaping. e home is vintage with modern amenities. It's in good working order and will need someone with fresh eyes to make it their own." Newcomb said the home, on the market for more than three months, has been held by its owners for more than five decades, but the couple is looking to downsize. "Interest has been slow but steady, and those who have seen the home say it's a very gracious home, one with lots of character," Newcomb said. "You can't even build a house like this anymore." Newcomb said the home is also locat- ed in a "great walking neighborhood," and is under 10 minutes to Yale and downtown New Haven, with convenient access to nearby highways. Newcomb, when researching land re- cords for the listing, said the home was initially built for the niece of the pres- ident and founder of the former A.C. Gilbert Toy Co., which was founded in 1909 in Westville. It was one of the larg- est toy companies in the world, known for creating the Erector construction set. e company later purchased the American Flyer, a manufacturer of toy trains. According to the Hamden assessor's office, the most recent appraisal had the Ridge Road home valued at $792,400, with its owners listed as Robert and Dorothy Adnopoz, who have owned and lived in the home since 1970. Robert Adnopoz is no stranger to real estate himself. With more than 30 years of experience in the field, he has helped large institutions, from Yale University and the University of New Haven to law firm Wiggin and Dana and the Hershey Co., with their real estate growth and expansion goals. Cheshire e Cheshire Housing Authority is teaming up with local nonprofit Jack's Farm Housing LLC to build a 45-unit affordable housing development in the south end of town. e project, at 1538 South Main St., includes a mix of two- and three- bedroom units in three buildings, with a separate community building. e proposed site consists of two parcels in the south end near Hamden along South Main Street/ Route 10 and Rising Trail Road, totaling more than 5.4 acres. e new development will have two farmhouse- style buildings with 15 townhouse units and a barn-style building with 30 apartments. Southington A Branford-based developer is prom- ising to build hundreds of apartments and retail space on a 14-acre former factory site in downtown Southington following a sale of the property. Developer Michael Massimino said there is a major demand for luxury multifamily units with a mixed-use component where people can live, work and play. New York-based Meridian Develop- ment Partners' Greenway Commons would include 245 residences and 22,500 square feet of retail, a 6-acre park and ex- hibition space in a restored pumphouse. e properties that comprise the site – 167, 195 and 217 Center St., along with 66 High St. – sold for $1.35 million to 195 Center Street Associates LLC, of Branford, and R&R Southington Ven- tures LLC, of Somerville, Mass. e new development will have all the modern amenities, including rooop lounge access, a fitness center, dog park and coworking space, Massimino said. As designs are ongoing, he does not have a precise cost estimate, but said it will "definitely" cost in excess of $65 million. Milford Strategic Solutions erapy has secured a long-term lease of 2,500 square feet of office space at 135 Cherry St., in Milford. Strategic Solutions is a family, couple, and individual therapy practice that is expanding into this new, custom-de- signed space. e therapy center is currently located nearby at 63 Cherry St., and the business plans to occupy the new space by April 2023. Stephen Press, of Press|Cuozzo Com- mercial Services in Hamden, completed the negotiations for the owner, Dow En- terprises LLC and procured the tenant.
