Owner Paul Von Maffei sold the 15,250-square-foot building along Route 1 to Galaxy Real Estate and principal Robert Lavallee of Branford for $1.3 million in a deal recorded Oct. 6. e store, built in 1970, sits on nearly 2 acres along the busy commercial stretch of Route 1. It is home to the Action Sports Bicycle Center. More than a dozen Action Sports stores are located throughout New England, New York and New Jersey. e Branford property has an appraised value of $856,000, records show. West Haven An industrial warehouse space in West Haven's Lakeside business park area has been sold for $3.4 million. West Haven-based Lakeside Associates and principals John Degrand and Susan Conlon sold the property to Stamford-based Hood Terrace West LLC and principal David Rubin in a deal recorded Sept. 30. e 59,000-square-foot light industrial building at 115 Hood Terrace was built in 1988 and sits on 4.3 acres. It is a multi-tenant commercial center located near the West Haven train station and Route 162. Tenants in the industrial park include American So Linen and Hands On Moving. e property has an appraised value of $2.1 million, land records show. New Haven PHOTO | COSTAR 968 Chapel St., New Haven. A retail storefront along Chapel Street on the Green has sold for close to $2.8 million. General Asset Company LLC out of Orange and principal Robert Anastasio sold 968 Chapel St., New Haven, to Woodbridge-based Carlson Road Limited Partnership for $2.79 million. Built in 1966, the property sits in the heart of downtown New Haven, near the Yale University campus. e building features more than 9,100 square feet of space and sits between College and Temple streets near the Omni Hotel. It was once the longtime home to an Ann Taylor women's clothing store, which closed in 2020. e two-tenant property is now occupied by Pickard Chilton architects and Anesthesia Smoke Shop. e property has an appraised value of $1.63 million, records show. North Haven PHOTO | COSTAR 150 Universal Drive, North Haven. A local business owner is renovating a commercial building on Universal Drive in North Haven where he will occupy more than 21,000 square feet with several auto-based shops. Giovanni Petruzziello has entered into a five-year lease for space at 150 Universal Drive, where he will run Legends Auto Boutique LLC. Also occupying the building is Petruzziello's internet-based company through which he sells casual and sports clothing. He also plans to have a customized vehicle sales facility there. Petruzziello is in the middle of major renovations to both the interior and exterior of the building for operations. He plans to create a showplace where clients can have small gatherings and receptions. He will relocate operations from North Branford, and he expects to be up and running in the North Haven location by the end of the year. e property is a three-building site owned by North Haven-based AMMB Associates and its principal Mark A. Esposito. e lease is valued at more than $500,000. East Haven PHOTO | COSTAR 645 Foxon Road, East Haven. A Rite Aid drug store building in East Haven has been sold for $7.8 million. Malibu, Calif.-based Cedros Building LLC sold the 645 Foxon Road property to Hawaii-based Rutkowsky LLC in a deal recorded Sept. 30. Built in 2008, the 14,800-square- foot building sits on 1.5 acres and has a total appraised value of $6.9 million, according to town property records. Foxon Road, or Route 80, is a busy commercial stretch, with the Rite Aid located near other retail stores such as CVS and Krauszer's. n W h a t ' s T h e D e a l ? ( c o n t i n u e d ) By Hanna Snyder Gambini A new Panera Bread is sprouting up on a long-vacant parcel in the North Haven Crossing area, a project that has been in the works since before the pandemic. Longtime property owner Cinemark LLC sold the site at 550 Universal Drive on Oct. 11 for $2.5 million to Executive Two Hundred LLC and principal Joseph Moruzzi, a private investor. Panera Bread is a chain restaurant that features breads, sandwiches, soups and pastries. Cinemark secured Panera as a tenant back when construction started in 2020. Cinemark is also the developer for the new Panera. e new 3,800-square-foot shop is set on 1 acre in a coveted retail area, according to the listing agents from CP Partners based out of California. e Panera is near Cinemark, North Haven Crossing, BJs Wholesale Club, Target, Big Lots, e Home Depot, Dick's Sporting Goods and numerous other national retail outlets. Panera has been paying rent on the site since the groundbreaking even though the project has been set back with delays, mainly due to supply chain problems. "But they were committed to this site before taking occupancy," said Kirby Dierdan of CP Partners. "Panera really liked the location," with a bustling retail area around it, Dierdan said. A Hampton Inn is also planned for the property.
