6 HARTFORDBUSINESS.COM | October 24, 2022 Deal Watch: Buyers & Sellers Old Wethersfield redevelopment plan approved The Wethersfield Planning and Zoning Commission has approved a redevelopment plan that would convert a building in the town's historic Main Street area into new commercial, professional and retail space with outdoor dining and one residential unit. The board unanimously approved with conditions the special permit application and site plan submitted by Larrisa Lake and Antonio Lenoci for new mixed-use develop- ment, liquor service and outdoor dining at 164-166 Main St. The developers would demolish part of the building and add a new area in the back with parking, landscaping and other site improvements. The renovated building would include space for a tea house, retail shop and spa owned and operated by Lake with liquor service, seasonal outdoor seating and a pick-up counter/walk-up window for grab- and-go style food. Photo Credit Suffield An 84-unit apartment complex in Suffield recently sold for $13 million to a New York City real estate investor. Suffield West, built in 1968 and located on 10 acres at 13 Remington St., consists of two, eight-story brick buildings. The complex was managed and main- tained by the same owners for 54 years, according to Hartford-based Chozick Realty Inc., which repre- sented the seller. Suffield West Apartments LLC, controlled by Alfred C. Fuller II of Glastonbury, sold the property to Harmon Ventures LLC and Harmon Ventures 2 LLC, both controlled by David Rosenberg of Brooklyn. The units are a mix of two-bed- room townhouses and flats, along with 16 one-bedroom garden units. The new owners plan to upgrade the units "to enhance the prop- erty performance," according to Chozick Realty. Vernon The U.S. Environmental Protec- tion Agency has given a $650,000 boost to an ongoing cleanup of a series of mill complexes in Vernon that are collectively targeted for a 200-unit apartment mixed-use redevelopment. Daniel's Mill, at 104 East Main St., is one of three mill sites along the Hockanum River involved in the redevelopment plan. Vernon has an agreement with Georgia-based developer Camden Management Partners to transform the defunct mills into 200 apartments with up to 20,000 square feet of commer- cial space, according to Shaun W. Gately, the town's director of development services and economic development. Under that agreement, the town must first arrange for cleanup of the past industrial pollution and hazardous building materials in the mills. The state has already directed $6.5 million in brownfield cleanup assistance to the site, Gatley said. This latest infusion from the EPA is expected to carry the cleanup to the point where Camden can secure funding and begin work, Gatley said. Glastonbury Brooklyn investors recently paid $2.3 million for a roughly 64,183-square-foot office building on 8.3 acres in Glastonbury. West Hartford real estate investor The Simon Konover Co. this month sold the 43-year-old office building and associated land at 43 Western Blvd., to three limited liability companies based in Brooklyn, New York. The buyers include Zon Equi- ties LLC (59.17% interest), Mint Equities LLC (15.83%), and MS Parkway LLC (25%). The listing brokers were John J. Cafasso and Ian Hunt of Colliers. The property sold via an auction on real estate website Ten-X. West Hartford Springfield-based Big Y Foods Inc. has paid $22.4 million to purchase a West Hartford shopping plaza where it already operates a grocery store. Big Y recently purchased the 112,920-square-foot Cross- roads Plaza at 714 North Main St., in West Hartford, property records show. The seller was Sea Crossroads West Hartford LLC, which lists a South Carolina business address. Sea Crossroads bought the property in 2002 for $9.7 million, property records show. Crossroads Plaza is anchored by Big Y. Other tenants include locally-operated restaurants, a wine/liquor store, a UPS Store and a Webster Bank with a drive-through. This project consisted of a two story renovation and addition with demolition and remediation occurring to 110,000 square feet of the building. An addition consisting of 23,000 square feet was also completed. This entire project included a new kitchen, classrooms, cafeteria, gymnasium, multipurpose rooms, exam rooms, and offices.
