10 HARTFORDBUSINESS.COM | October 10, 2022 Deal Watch: Buyers & Sellers 30 apartments proposed across from former Ames property in Rocky Hill SOUTHINGTON A local development company is looking to build an active adult housing complex in Southington on a new private road off the Waterbury-Meriden Turnpike. Anthony A. Denorfia of Southington-based AA Denorfia Building and Development LLC and property owner Cecelia Docar submitted site plan and special permit applications to the town's Planning and Zoning Commission in early September. The Highland Ridge devel- opment at 570 Meriden-Wa- terbury Turnpike would have 23 individual homes ranging in size from 1,400 to 1,600 square feet each, with 10% of the units deemed affordable. Developers would build a new cul-de-sac road called Highland Ridge Lane, and the project would cover 8.7 acres and include preserved open space. WINDSOR Eljen Corp., a maker of on-site wastewater treatment systems, recently paid $2.4 million for an industrial building it had been leasing in Windsor. Acting through Eljen Meadow LLC, the company bought a 65,418-square-foot industrial building on 5.2 acres at 90 Meadow Road from 90 Meadow Road LLC. Eljen was founded in 1970 and operated in East Hartford before moving to Windsor. It began by leasing roughly half the building in 2019. The principal of the seller is Blake C. Johnson, of Bloomfield, records show. GLASTONBURY A 4,486-square-foot Glaston- bury commercial building recently sold for $1 million to an active real estate brokerage, develop- ment and investment firm. 2800 Main Street LLC sold the 48-year-old brick building on a little more than a half-acre at 2800 Main St., to West- brook-based Lyman Real Estate, whose principals are CEO Ron Lyman and his son Sam Lyman. Ron Lyman said he is close to closing a purchase of two small, vacant parcels abutting the 2800 Main St. property, which is currently vacant. Collectively, the three properties will make an acre-sized development site at one corner of the intersec- tion of Spring and Main streets in Glastonbury. It is a good location that has attracted the attention of multiple "national" restaurants, Lyman said. It is also possible the site might find another use, such as a medical office, he said. The principal of the seller is Glenroy Patterson, a mental health counselor based in East Hartford. MANCHESTER The nearly century-old Masonic lodge property in downtown Manchester is for sale for $500,000. The Manchester Lodge, located at 25 East Center St., went on the market in June for $500,000, according to a listing from Scott Custer from Shea & Company Real Estate. The building, which was built in 1926 and has been the town's Masonic hub for decades, features 20,000 square feet of space on 0.34 acres, according to the listing. The owners of the property, Ancient Free and Accepted Masons-associated Manchester Lodge #73, want to sell the prop- erty "as-is," per the listing. The property is nestled between a stretch of Manches- ter's public buildings and department headquarters and Cafe Aura, the Italian eatery owned by Geno Auriemma's restaurant group. RENDERING | CONTRIBUTED A proposed apartment building at 2369 Main St. in Rocky Hill. A New York City developer, Vessel RE Holdings LLC, is proposing to build 30 rental apartments on a vacant property at 2369 Main St. in Rocky Hill. The development, known as Vessel Rocky Hill, would contain one-bedroom units, of which nine would be set aside for low- and moderate-income households. The proposal shows a building that is five stories tall, with solar panels on the roof, and 33 parking spaces. The developer says the area is ideal for multifamily housing, located diagonally across from the former Ames Corporate Center at 2418 Main St., where a residential develop- ment has been approved. Vessel is an affiliate of Vessel Technologies, which builds energy-efficient homes meant to be accessible to first responders, teachers and other residents who otherwise would be unable to afford to live in the communities they serve.
