Development plans call for reno- vating the 7,600-square-foot theater and adding two new buildings on the 1.9-acre property, and turning some parking areas into green space. The center's expansion plans also include a partnership with Conn- CORP, where a Friends Center for Children site will be located in the new ConnCORP Plaza on Dixwell Avenue in the Newhallville neighbor- hood of New Haven. The Cine-4 theater, built in 1971, sits on almost 2 acres near the North Haven border. The property has an appraised value of $1 million, and was marketed as redevelopment space for a hotel or apartment complex. Aside from the $1.3 million pur- chase price, Friends founder and Executive Director Allyx Schiavone anticipates a multimillion-dollar investment for the renovation and new builds. Shelton industrial building sold for $10.5M A Shelton building on Waterview Drive has sold for $10.5 million to the principal of Greenwich-based wine distributor Baugier & Co. Inc. PBC Waterview LLC and princi- pal Patrick Baugier bought the light industrial-distribution building at 1 Waterview Drive in a deal recorded July 22. The seller was One Waterview LLC and principal L. Robert Leib, affiliated with Roseland, New Jer- sey-based Mountain Development and MDC Investment Property XI LLC. The two-story building contains 94,800 square feet of space, sitting on 9.3 acres in an industrial zone. The building was 100% leased at the time of sale, and tenant com- panies include Acme United Corp., Vibrant Health, Connecticut Renais- sance Inc., HCP Packaging USA Inc., and 1 Waterview Cafe. The property has an appraised val- ue of $10.5 million. The building was built in 1988 and renovated in 2008. Sweet Claude's ice cream shop in the Ball & Socket Arts complex in Cheshire. PHOTO | HANNA SNYDER GAMBINI Sweet Claude's is first tenant in Ball & Socket Arts complex Sweet Claude's ice cream shop is the first business to lease space in the Ball & Socket Arts complex in Cheshire. e Aug. 12 opening of Sweet Claude's is part of the ongoing revital- ization of the former button factory site along West Main Street by the nonprofit Ball & Socket Arts, with the help of local and state funding. Sweet Claude's owner Kelly Anne Pearce said Sweet Claude's has all 3,400 square feet of the first floor in Building 2, with a 500-square-foot parlor in front and the remaining space custom built for ice cream production. e second floor has vacant space, for which town officials are working to secure a tenant. WindowRama leases two new spaces in Branford, Westport WindowRama Enterprises has leased two new locations with more than 6,300 square feet of space. e company leased a 1,777-square- foot retail unit in the Compo Shopping Center at 431 Post Road East in West- port. e 10-year lease is valued at more than $1.1 million. e company was represented by Michael Richetelli, president and desig- nated broker of Orange-based Colonial Properties Inc. e landlord, Compo II LLC, was represented by Brooks, Torrey & Scott Commercial Realty. WindowRama also leased a second location, a 4,527-square-foot retail unit at 1100 West Main Street in Branford.
