9 HARTFORDBUSINESS.COM | May 23, 2022 DEAL WATCH East Windsor label-maker Specialty Printing to relocate into 330,000-square-foot Windsor building By Michael Puffer mpuffer@hartfrodbusiness.com S pecialty Printing – a company whose labels can be found across America on everything from prescription bottles and groceries to beer cans – recently signed a 10-year lease for a 330,000-square-foot building in Windsor. Joseph O'Brien, Specialty's vice president of finance, said the 45-year-old company plans to move its manufacturing, distribution and headquarters out of three East Windsor buildings and into a building at 123 Day Hill Road in Windsor, by the end of this year. Specialty Printing hasn't finalized plans for the three soon-to-be- emptied East Windsor properties, O'Brien said. Two are leased and one is owned by the printing company. Combined, the East Windsor buildings have nearly 150,000 square feet, which isn't enough space, O'Brien said. Specialty Printing will immediately occupy 220,000 square feet in the new building, with room left for expanding product lines and anticipated growth, he said. "We continue to add capacity," O'Brien said. "We continue to grow the business. This is a big step forward for us." O'Brien declined to reveal costs of the move. O,R&L advertised the property at $5.75 per square foot on an annual triple-net lease. The move will lead to the elimination of some redundant positions, but Specialty is hoping to use displaced staff to fill some open jobs, O'Brien said. The 300-employee company is consistently looking for staff and currently has about 20 open positions, he said. PHOTO | COSTAR What's Sold Here's a list of recently sold commercial properties. Properties are listed in order of sales date. Specialty Printing dates to 1978 and makes pressure-sensitive labels and related products. Its labels, packaging, tags and electronic signs are found in retail and grocery stores, medical facilities, restaurants, distribution centers, post offices and warehouses nationally. In addition to its East Windsor operations, the company runs a tech office in Tampa, Florida, and a support office in Troy, Ohio. The out- of-state offices will not be impacted by the move, O'Brien said. Specialty's future home sits on nearly 52 acres. The building offers 267,480 square feet of manufacturing space and 62,520 square feet of office (flex) space, according to broker O,R&L Commercial, of Rocky Hill. The building has nine exterior and four internal docks, nine drive-in doors and multiple overhead cranes. The property was most recently occupied by international contractor Permasteelisa. It has been on the market for about six months, and has seen multiple inquiries from companies interested in occupying portions of the building, according to Frank H. Hird, vice president of O,R&L Commercial. Industrial Realty Group, the building owner, preferred to lease to a single tenant, Hird said. Hird and Carol Karney from O,R&L represented IRG. The IRG team included Director of Real Estate Services Onno Steger, Senior Portfolio Manager Todd Ryder and Project Manager Dave Mase. Specialty's search team included CEO William Bailey and O'Brien, as well as James Panczykowski, senior managing director of real estate services firm JLL.
