in the Town of Gorham when we were ready to expand into a larger facility. e Town acted as a business partner every step of the way." e Gorham Industrial Park, which has had a zero-vacancy rate for the past two years, is home to several growing innovative technology, manufacturing and creative companies like Microwave Techniques LLC, which recently leased an additional 21,000 square feet of produc- tion space after a recent merger. "Gorham has always been supportive of our growth efforts and we're excited to be adding more facilities for our operations there," says Peter Anania, president and chairman of Anania & Associates, which owns Microwave Techniques. "Our employees love the central location for commuting and the proximity to Portland and surrounding areas allows us to recruit all levels of a diverse workforce." New industrial park offers room to grow With the Gorham Industrial Park steadily at full occupancy for the past several years, when an adjacent tract of long-vacant farmland became available the town knew it was the perfect opportunity to expand the park and continue to grow the local economy while creat- ing much-needed additional industrial space in the Greater Portland region. "Our current industrial park was at capacity, which is a great problem to have," says Pratt. "But it limits our options for spurring commercial growth. When the property abutting our current industrial park became available it was an easy decision to send to referendum." In February 2020 the town closed on the 141-acre parcel after voters approved it for purchase and development in November 2019. e site, intersected by the Crosstown Trail, a popular walking path on a former railroad bed, has been submitted for permitting approval begin- ning with the southern portion. Construction is slated to begin in the spring of 2022. e park is expected to house up to 17 individual lots of varying sizes, designed to support buildings ranging from 10,000 to 50,000 square feet or more. SLR International Corporation (formerly Milone & Mac- Broom), a full-service engineering, planning and environmental firm with offices in Portland, was brought on board to manage site design, permitting and road construction. All lots will be connected to public utilities, including natural gas. "SLR is thrilled to be partnering with the Town of Gorham on the Industrial Park project and helping to create additional industrial space for the Greater Portland area," says Mike Zarba, Principal Engineer on the project. e overarching goal is to attract commercial, manufacturing and industrial businesses of all sizes, from Maine and beyond. e town sees this project as being attractive both for businesses and developers aiming to tap into the Greater Portland market, and for existing Maine businesses ready to expand and looking for a reasonable option in the Portland area. "We want to play a part in growing Maine's economy," Jensen says. "At the end of the day, this is about creating the right opportunity for businesses, which leads to good jobs in Maine." e town is working with Mike Anderson from Malone Com- mercial Brokers as the lead broker on the entire project, including the initial subdivided lots and the larger northern parcel along Route 25. e northern parcel is an attractive location with room to build for larger operators seeking lots for buildings greater than 50,000 square feet.
