Northside's portfolio includes 195 Church St. in New Haven, an 18-story building downtown. e company has made multiple improvements to the building, from its exterior design to its lobby and common spaces. e company added a conference suite to provide meeting and training space. e building has about two dozen tenants, such as KeyBank, Starbucks and the New Haven Innovation Hub. Denz is currently involved in projects that are expected to transform much of a block of Chapel Street in New Haven. Less than a block from the New Haven Green, at 842 Chapel, Northside is putting in a residential tower with 120 rental units, plus ground-level retail space and underground parking. Nearby, at 808 Chapel, Northside is developing a tower with 46 residential apartments, plus ground-floor retail space, with a main entrance on Orange Street. Denz also owns and manages a nearly 80,000-square-foot Class A office building at 35 orpe Ave., in Wallingford, a property acquired for $3.8 million in 2019. Steven Inglese, Principal, The New Haven Group Steven K. Inglese has been working in the commercial real estate business since 1993, and since then, he has been involved in more than $1.5 billion in real estate transactions. Inglese's background is in investment sales and development, and he also has negotiated hundreds of area office, industrial and retail leases. While the business' office is based on Orange Street in New Haven, it handles transactions around the state and beyond. Hardly a year goes by without Inglese garnering an award from the Greater New Haven Board of Realtors for his deals. To name a couple of recent examples, he garnered the "Retail Deal of the Year," for a $16 million-plus sale of a 150,000-square- foot shopping center in Middletown, and for an $18 million sale of a 35,000-square-foot complex in Westport. In recent months, New Haven Group has been involved in several area real estate deals and projects. In March, Inglese announced the completion of his company's build-to-suit project, a new branch for Guilford Savings Bank in North Haven. e ground-up construction, at the former site of a sandwich shop, took about six months. In February, Inglese negotiated a 9,000-square-foot lease with InBloom Autism Services for space on State Street in Hamden. Before launching the New Haven Group in 2005, Inglese worked as a leasing and sales adviser for CBRE for years, and before that, worked for the Hartford-based development and brokerage firm Lexington Partners. Inglese has also been active in the community, having served on the board of directors for the Clifford Beers Child Guidance Clinic in New Haven. Carol Horsford, Broker, Founder & CEO, Farnam Realty Group Dubbed the "Maven of New Haven," Carol Horsford started her career in real estate in 2007. e Elm City native initially worked as a project manager for a large residential landlord company, and she later was promoted to director of leasing and operations. Horsford launched her own company, Farnam Realty Group, which is based on Whitney Avenue in New Haven, in 2011. e business has grown to include a staff of about two dozen. Prior to becoming a real estate broker, Horsford worked as a marketing brand manager in New York City for cosmetics companies L'Oreal and Lancôme and for Christie's Auction House. Horsford recently made the New Haven Middlesex Association of Realtors Commercial Investment Division's "2020 Deals of the Year" list. Horsford got recognition specifically under the apartment sale category, for the sale of 40-44 West Main St., in Clinton. e 18-unit, 12,164-square-foot property sold for $1.7 million. In the past year, Horsford's biggest deals involved the sale of a $6.5 million, 52-unit apartment community in Hamden next to Southern Connecticut State University, and the off-market acquisition of a 75-unit apartment community in West Haven. Horsford specializes in helping Section 8 participants find safe and affordable housing and helping nonprofits find space for their operations. She said she is also passionate about rehabilitating homes and redesigning them to restore their original charm, while adding modern touches. She said she has seen a trend in New Haven calling for smaller, furnished apartment spaces for short-term residents who "arrive with nothing but a suitcase, attend to their work for a few months to a year, and move on."
