New Haven apartments sell for $21M A 135-unit apartment complex in New Haven has sold for $21 million, according to city records. e West Gate Townhomes on Copper Place sold in late January. e property includes 21 one-bedroom and 114 two-bed- room units. e buyer was West Gate Ventures LLC, which is controlled by Shloime Rosenberg of Lakewood, New Jersey. e seller was 35 Cooper LLC of Plain- view, New York. Built in 1947 on 10 acres in New Haven's Old Saybrook PPE distributor relocating to North Branford aer $1.7M industrial property buy By Greg Bordonaro A n Old Saybrook company that sells per- sonal protective equipment (PPE) and has seen significant growth over the last year is relocating to North Branford aer purchasing a multi-building prop- erty in the town for $1.7 million. American Protective Products sells PPE to the research laboratory market including everything from gloves, masks and respirators to face shields, gowns and caps — all items that have been in signif- icant demand over the past year amid the COVID-19 pandemic. e company is moving its operations to North Branford at 49 and 55 Fowler Road. e property was purchased in March by Fowler Road LLC, which is controlled by Dennis Zoufaly, a part owner of American Protective Products; Olivia Zoufaly is the majority managing owner of the company. Dennis Zoufaly said American Protective Products has eight employees, distributes its products throughout the United States and needs more room for its product supply. "We are anticipating considerable growth post-pandemic," said Zoufaly, who also owns a pair of car dealerships in Branford and Milford. "We were growing before the pandemic, and that accelerated it. We are bringing in more inventory." e Fowler Road property includes three buildings on two adjoining lots covering 4.45 acres. ere are two buildings on 49 Fowler Road that total 12,634 square feet. Westville neighborhood, the property is near Connecticut Route 15, and 4 miles from the New Haven State Street commuter rail station. Institutional Property Advisors, a divi- sion of Marcus & Millichap, was the broker in the deal. Hamden medical office building sells for $3.9M A Hamden property co-anchored by DaVita Kidney Care and Quest Diagnostics has sold for $3.9 million, town records show. e 12,340-square-foot medical office building is located at 3000 Dixwell Ave. e buyer was 3000 Dixwell LLC, which is controlled by Adam Ibrahim of Binghamton, New York. e seller was Art Hamden LLC based in Seattle, Washington, town records show. e property was on the market for 14 months, with an initial asking price of $4.2 million, according to CoStar. Urgent care provider buys East Haven medical office for $2.5M A doctor who is a principal in a Con- necticut urgent care provider has purchased an East Haven medical office building for $2.5 million. e 24,272-square-foot Class A building at 317 Foxon Road sold in February. e buyer was Dr. Jasdeep Sidan, who is listed as a principal of DOCS Medical, which is a tenant in the building and pro- vides urgent care services in 10 locations in e third building at 55 Fowler Road is newer, built in 2013, and larger with 20,000 square feet. It also has high 30-foot ceilings, truck docks and a drive-in truck door. Zoufaly said he was attracted to the prop- erty because of the size of the buildings and access to I-95 and I-91 highways. e seller was Russ & Russ Realty LLC, which is controlled by Russell Vito and Rus- sell D'Agostino Jr., state records show. R&R Freight Logistics has been a tenant on the property but will be leaving it in June, Zoufaly said. Commercial real estate broker Kevin Geenty, of e Geenty Group, Realtors, said there has been significant demand in Great- er New Haven for industrial, warehouse and light manufacturing space. And it's helped breathe life into the commercial real estate market, despite the negative effects of COVID-19. He said business fell off a cliff during the early days of the pandemic last year, but from late April through the rest of 2020 his firm's business increased 250% compared to the year-ago period. Much of the activity is being driven by demand for industrial real estate. Geenty brokered the Fowler Road deal. New Haven Bank's Whalley Ave. office sells for $825K An Elm City property anchored by New Haven Bank recently sold for $825,000. e 10,430-square-foot bank property at 299 Whalley Ave. sold in February. e buyer was BVT 1 LLC, which is controlled by Tzipora Vail of New Haven. e seller was Whalley Redevelopers LLC, which is controlled by Juan Salas-Romer. e building was erected in 1956, sits on 0.5 acres and has 30 parking spaces.
