INVESTING IN WORCESTER A key factor in the growth in Worcester and the region has been its ability to attract outside investment. Downtown Worcester has hundreds of new housing units coming online in the next year and the city has become a hub for rapid expansion of medical research, biotech startups and biomanufacturing facilities. Commercial and residential real estate prices have risen, but still sell for only a fraction of what comparable properties fetch in greater Boston. Synergy operates 40 commercial assets in the greater Boston area totaling in excess of 5,000,000 square feet. Over 500 companies, retailers and organizations occupy space in the Synergy managed portfolio. Synergy is recognized as one of the most active and successful building owners and managers in the region and is a past recipient of the Landlord of the Year award from the Commercial Brokers Association. David relocated from Ireland to the United States in 1995. He is a graduate of University College Dublin and a Certified Public Accountant in Massachusetts. Prior to founding Synergy, David held positions in the investment management groups of Harvard University and Price- WaterhouseCoopers. He has received numerous awards from various organizations and publications including the Boston Business Journal, the Irish Chamber of Commerce and Business & Finance magazine. David is a board member of the Massachusetts chapter of NAIOP and the Downtown Boston Business Improvement District. He actively sup- ports a number of charities in Boston and in Ireland which are focused on children, family, education, and housing. David resides in Boston and in his free time he enjoys traveling with his family and playing golf. RICH MAZZOCCHI, Managing Director, Boston Capital Development LLC Mr. Mazzocchi has over 25 years of experience in the multifamily housing industry and is responsible for overseeing the company's multifamily housing develop- ment initiatives across New England. During his tenure with Boston Capital since 1996, Mr. Mazzocchi's experience spans the affordable and market rate multifamily housing sectors, including the structuring and placement of over $1 billion in LIHTC equity. Mr. Mazzocchi served as the Director of Acquisitions in Boston Capi- tal's market rate housing group and was involved in the acquisition/de- velopment of over 12,500 multifamily units representing $400 million in equity invested in $1.5 billion of assets. Prior to joining Boston Capital, he worked with FJR Construction, a commercial and residential general contracting company. His responsibilities included construction project management and the oversight of the company's financial activities. Mr. Mazzocchi received a BS in Finance from Babson College and an MBA from Northeastern University. MARK NEDELMAN, CEO, Biomere Mark is a drug development and CRO veteran with more than 30 years of experience. He started his ca- reer in research as a scientist at Massachusetts General Hospital in nuclear medicine from 1983-87. From MGH, he was recruited to start and lead Preclinical Pharmacology at Centocor, where he was an Associate Director from 1987-1996 playing key roles in the development and approval of numerous first-in-class drugs. In 1996, Mark joined the CRO industry where he held a number of leadership positions within Charles River Laboratories including being its Senior Director of Pharmacology, Surgery and Toxicology from 2000- 2003 and then General Manager of a new, multi-site business unit, In- terventional & Surgical Services. In 2015 he joined Biomere as CEO launching a strategic plan that led to rapid and sustainable growth of the company. In 2019, as part of a plan to grow internationally, Biomere was acquired by JOINN Labs, the largest nonclinical CRO in China. Mark holds a B.S. and M.S. in Biology from the University of Cincin- nati and a M.B.A. from Northeastern University. He has served as a drug development consultant to a number of biotechnology start-ups and has co-authored over 50 peer reviewed publications and 3 book chapters. SESSION 3 SPONSORS
