Construction crews broke ground on the Home Depot site in recent weeks, and are expected to complete the project by year-end. Potential buyer eyes Hartford's Front Street Lofts apartments The developer of downtown Hartford's Front Street District is looking to sell a key residential piece of the mixed-use development, officials say. Greenwich-based HB Nitkin Group in 2015 debuted the $35.7-million Front Street Lofts residential project with 121 studio, one- and two-bedroom apartment units. The Lofts are adjacent to the UConn Hartford campus. Just over four years later, Nitkin is currently in negotiations with an unnamed investment group interested in buying the six-story apartment building. The potential sale would mark the prospective group's first investment downtown. Nitkin has indicated it's also interested in making additional Hartford investments. Hebron's Klaus Roofing moving HQ to north Windham Klaus Roofing Systems, which installs and repairs residential roofs, is moving its headquarters from Hebron to north Windham to facilitate growth and a new business venture. Klaus Roofing last spring bought a 55,000-square-foot building at 29 Northridge Road in north Windham, where it will soon be moving, said Jeremy Mintor, Klaus' dealer support manager. The sales price wasn't immediately available but the assessed value of the property is $2.4 million, town records show. Klaus recently established a nationwide network of about 15 roofing companies that collectively negotiate with suppliers, and collaborate on establishing best practices. In the network, Klaus handles contractor training and will host trainees at the new building. Development agreement inked for $26M Park- Main St. redevelopment The city of Hartford has signed a development agreement with the developers of a long-awaited 126- unit, $26-million apartment and retail community at the corner of Park and Main streets. The agreement lays out various economic, local hiring and affordable- housing requirements that Spinnaker Real Estate Partners, of South Norwalk, and Hartford's Freeman Cos., must adhere to in constructing two buildings on a pair of vacant, city-owned properties just south of downtown, officials say. Developers hope to break ground on the project by the end of the first quarter or early second quarter. Plans show the two buildings including 90,000 square feet of residential space with 18 studios, 84 one-bedroom and 24 two-bedroom units. Another 20,000 square feet will be used for retail space and a 9,000-square-foot rooftop lounge is also planned for the building fronting Park Street. Shelbourne buys another Hartford office building for $3.1M Shelbourne Global Solutions LLC, one of downtown Hartford's most active landlords, continued its buying spree in recent weeks with the acquisition of another office building at the corner of Main and Charter Oak streets. The New York-based landlord spent $3.1 million to acquire the three-story, 43,300-square-foot office building at 330 Main St. Shelbourne says it plans to acquire 10 additional downtown properties in 2020.
