Chris Reilly, president of Hartford's Lexington Property Management LLC, an arm of area de- veloper Martin Kenny's Lexington Partners LLC, said early leasing of The Borden, 1160 Silas Deane Highway, has been slowed by ongoing construction tied mostly to the devel- opment's second phase. Those 111 units, in a sepa- rate building, are set to debut in the first quarter of 2020, Reilly said. In addition, the first- phase apartments haven't gotten significant promo- tion to date because it wasn't clear until recently when they'd be approved for occupancy, Kenny said. Still, at least six of The Borden's first-phase apartments have lease commitments, Reilly said. Monthly rents run from $1,150 to $1,390 for a studio apartment with a foldaway "Murphy Bed," to $1,350 to $1,850 for a one-bedroom unit. Meantime, The Borden's 7,500 square feet of ground-floor commercial space in four-story phase one is accounted for, Reilly said. Dolan Dental Group occupies about half the space, and realty brokerage Berkshire Hathaway HomeSer- vices New England Properties the rest. Like many of the amenity-laden multifamily de- velopments Kenny has done in Greater Hartford over the years, The Borden — a $30-mllion-plus project — will have its share. The first building will feature an outdoor patio with grill area and a firepit, Reilly said. The second, five-story building will offer a roof- top lounge with elevator access; and a restaurant, among other comforts and retail services. Lexington Partners' fingerprints on apartment development spans much of Greater Hartford. Kenny built the 100-unit former Trumbull on the Park apartments in Hartford, now Spectra on the Park, at 100 Trumbull St. He's also erected luxury apart- ments totaling more than 450 units in Bloomfield, Glastonbury and Windsor. In West Hartford, he is underway with plans to con- vert a convent at Prospect and Park roads into a $60 million luxury apartment community, One Park Place. Construction is slated to begin by 2020. Kenny, too, is a partner with Hartford parking magnate Alan Lazowski and New York landlord Shelbourne Global LLC in the proposed $100 million makeover of downtown Hartford's Pratt Street commercial corridor. Kenny has been an active area developer since the early 1980s. Aside from Spectra-Park and proposed One Park Place, his other other recog- nizable luxury multifamily developments include the 78-unit Mallory Ridge Apartments in Bloom- field; 250-unit The Tannery in Glastonbury; and the 130-unit Windsor Station Apartments. DEAL WATCH Catapult's Hartford space Catapult Learning Inc. signed a long-term lease to continue operating at its High Road learning facility. Catapult re-signed with landlord 245 Locust St. LLC for 15,000 square feet at 245 Locust St. Colliers International represented the landlord in the lease. E. Hartford audio-tint space Xclusive Audio & Tints has leased a former East Hartford light-industrial building to house its audio and window- tinting operation. Xclusive recently moved into the 4,000-square- foot building at 1330 Main St., owned by landlord M. Cruickshank Co. LLC, according to exclusive broker Colliers International. Banneker's Enfield lease Banneker Supply Chain Solutions Inc. has leased 30,000 square feet at 250 South Road in Enfield. Margust Holdings LLC owns the 114,300-square- foot industrial facility on 8.98 acres, according to sole broker Sentry Commercial. Courier Express' Hartford space Courier Express leased 7,000 square feet at 301 Murphy Road in Hartford from landlord A Faienza & Sons LLC, according to broker Colliers International. D-BAT's Cheshire facility D-BAT Baseball Training leased a previously vacant 22,000-square-foot building in Cheshire's Sky Central industrial park. Landlord Sky Management LLC owns the building and park, located at 611-617 West Johnson Ave. The building's address is 615 West Johnson Ave. D-BAT is a baseball training facility with another franchise in Trumbull, CT. O,R&L Commercial represented the landlord; Angel Commercial was D-BAT's broker. Siracusa's New Britain space Siracusa Moving & Storage leased space in New Britain Business Park. Siracusa signed for 3,200 square feet at 221 South St. with landlord New Britain Business Park II-2010, according to broker Colliers International. Advanced Window's Cromwell relo Berlin's Advanced Window Systems leased 22,500 square feet of warehouse- office space for a relocation to Cromwell, brokers say. The lease at 14 Alcap Ridge consists of 12,500 square feet of warehouse space and 10,000 square feet of office space, according to O,R&L Commercial, broker to landlord Fourteen Alcap LLC.
