The company even- tually shifted to general contracting work and building apartment housing and it built, owns and manages several apartment communities, the Saybrook Point Inn, Spa, & Marina, and North Haven Health & Racquet. Recent accom- plishments Last year Frank- lin Construction built Canal Cross- ing at Whitneyville West, a class-A apartment com- munity in Ham- den. Upon comple- tion, the company will add 393 new luxury units to its portfolio. Franklin has opened three buildings thus far, all of which were 70 percent leased before receiving each certificate of occupancy. Phase one, which consists of 165 units, is currently 100-percent occupied. Canal Crossing is the company's flag- ship community with many amenities. While building this new community, the company also renovated six of its older apartment buildings' corridors. How do you remain competitive? We remain competitive by keeping up with the trends in our industry and adapting quickly. Continuing educa- tion is a large component of remain- ing competitive. We send our employ- ees to national conferences to seek out the up-and-coming trends we need to be aware of, so we can implement them at our apartment communities. For example, a group of employees re- cently attended the National Apartment Association conference in San Diego. We found there that people are looking for more of a personal experience rather than just a place to live. We quickly found ways to engage residents through free community events such as ice cream socials, barbecues and pet events. Residents see service as the most important amenity we can provide, rather than adding a pool to a proper- ty. We also learned about the impor- tance of adopting more technology into our apartments. How do you instill your family values in your employees? We have a family creed that we read before each of our weekly meetings. One of the principles is "Family First."
